Also -be sure to setup some keyword alerts - especially for "Raleigh" so you can jump into local conversations.

Hello All,
My name is Shabreya and I am new to the community. I am also new to REI. I am currently working in Corporate America in the Medical Education field (which I absolutely love) but my husband and I had our first baby 18 months ago and I'm desiring to spend more time with him. I'm planning to start out in wholesaling with the goal of leaving my job and being a SAHM. I am in the Winston Salem, NC area and look forward to connecting with all of you!

@Shabreya Bangura Welcome to BiggerPockets. It sounds like you and I have a few things in common. My wife and I also have a 18 month old and are interested in financial freedom as a way to spend more time with our son and less time working.
What are your goals on BiggerPockets? Are you looking to learn more about wholesaling? What about your goals for 2020? Are you trying to get 1 property under contract and sold?

@Nathan Faucett Hi Nathan, thanks for connecting with me! We are right down the road from each other!! Are you apart of the TRIAD REIA?
I joined BiggerPockets to be in a community of like minded people. Real Estate Investing isn’t a part of my familial make up so I’m basically trail blazing a road map for my family, and trail blazing can be a lonely road. So I wanted to be a part of a community where I could have support, ask questions, and learn a ton.
My goals for 2020 are to get my first deal by March and rinse and repeat. I’m also planning to get my Real Estate license and the classes start in March as well.
I’m still working on that first deal but would love to connect.

Hi @Shabreya Bangura I just attended my first REIA lunch in Winston last week. It was a good meeting and I plan to go back when my schedule allows. I am interested in flips and buy and holds in the triad. I'd love to be added to your buyers list as you start finding deals! Look forward to hearing of your success.

To you and @Nathan Faucett hold on tight. My "little baby" just turned 5 and lost her first tooth. It WILL go fast, don't over analyze. Study, learn, and take action. You will learn infinitely more in the fire than standing back and watching.

@Nathan Faucett, @Shabreya Bangura, @Justin Craver I’m excited to move into the Triad market of North. The price to rent ratios are attractive and the demographics are too.
We purchased one property there last month and we are purchasing two more this month. We are planning on purchasing 24 properties there this year using hard money loans and private money loans. For example, we purchased a property for 37k that needed 5k in work. We got a hard money loan at 34k and a private money loan for 10k. The house is worth about 55k. The payments on the hard money and private money until I refinance the home will be about $423 a month. Taxes and insurance will be about $150 or less I plan on renting it out on a lease option for $775 with a $2900 option fee. My cash flow will be about $200 a month until I get it refinanced at which time it will go up to about 360 and I'll have about 5k left into the property. So my COC return should be about 86% on this one unless I want to bring on a second position private money lender on the property after the refinance and suck out all my personal capital. If I do that my COC return would be infinite.
The other two properties are about the same numbers, maybe just a little lower. I share this with you to illustrate that it isn’t difficult to scale in the Triad area (Greensboro, Winston-Salem, and High Point) of North Carolina and that you can cash flow even using hard money at 12%. So if you really want to buy some properties out there this year, you definitely could pretty easily if you have 5k-10k for each property.

@Shabreya Bangura I have gone to several Lunch and Learn meetings with the Triad REIA, but I haven't taken the plunge into actually purchasing a membership because the paid meetings don't really fit my schedule AND I haven't needed the discounts that are available as a part of the membership quite yet. I'm waiting until I really need to :)
I will also be a first generation investor in my family, but it's exciting to think about how we will be changing our family's lives throughout this process. One day your son or daughter and my son or daughter may be in a better financial place than we ever were because they saw real estate from a young age and the power that it has to bring financial peace and freedom.
When you say your first deal, what type of deal are you looking to complete by March? Or in other words, what real estate investing strategy are you trying to execute?
We will definitely have to connect! I'll follow up :)

@Brent Hill - Thanks for reaching out! I will be doing my investing primarily in the Triad right now, but I always love meeting new people from new places. I have said this a lot over the last few months, but every time I connect with someone new, new knowledge and opportunities arise. Do you have any wholesale connections in the Triad?

@Shiloh Lundahl - Those are some pretty impressive numbers. I'm jealous that I didn't find those deals first! And it sounds like they are plentiful if you think you will have 3 going simultaneously by the end of the month. Are there certain criteria you require for the properties you are looking at? Purchase price? Rehab Costs? ARV? Neighborhood class? Etc? Did you find all these deals through realtors?

@Peter Faulkner 27107, 27101, 27406. A realtor brought us one and we found the other 2 off of Zillow.

@Nathan Faucett They weren't really hard to find. We just had to make offers that made sense to us. We have made several offers. Most say no, some say yes.
We like to buy "C-class or B-" properties. We find the numbers work best with that class of properties for our strategy.

Nice, @Shiloh Lundahl. In Winston, my partners and I have 3 multi-family properties, for a total of 14 apartments in Downtown 27101. In Greensboro, I focus on 27403. There we have 5 doors. 1 duplex and 3 SFR.
