Los Angeles Realtor and newbie Investor

Hi everyone! 
I've been on BP for almost a year, but just upgraded to a pro membership recently - and I'm very happy to finally introduce myself and become more active on BP!

I'm a residential real estate agent, living and working in Los Angeles, CA. I'm highly interested in starting my real estate investment career. Therefore I'm spending a lot of time listening to podcasts and reading blogs/articles/guides, mostly on BP or books like Gary Keller's 'The Millionaire Real Estate Investor'. 

Currently I'm renting one unit of a duplex and I'm thinking about buying a 2-4 unit building with an FHA loan. While saving for the down payment, I'm observing the market and all its multi family residences. Unfortunately prices are insanely high in LA, so I'm still trying to learn and figure out, what my best options are.

A little bit more about myself: I'm originally from Berlin, Germany and therefore fluent in German. I've moved to LA several years ago and immediately started my real estate career as an agent. I have three rescue dogs; from a small pomeranian-mix to a big lab-mix. I like spending time outside, but I also enjoy working on my computer, like creating websites and marketing material.
