Hi, I'm Austin Daugherty. I'm a teacher currently living in the Bay St. Louis / Waveland area.
I have been listening to the podcast for a while but am just now introducing myself on here.
Several years ago I was involved in 2 modestly successful flips in Louisiana with a partner. Now I'm looking to start my solo real estate career but have tons of questions. Mostly I'm worried about getting bitten by things that I 'don't know that I don't know'.
Longer term I want to build a portfolio of rentals and do occasional flips.
I don't see many (or any) duplexes in the areas where I would like to live so I'm thinking of going the live-in rehab + roommate route and then selling or renting.
Will be working on loan pre-approval and looking for a real estate agent starting tomorrow.

Hi Austin, welcome to BP. I too began listening to the Podcast and it wasn't until several months later that I became active on the site. I think you will find BP has virtually everything you need to get a good start in your career in real estate. I highly suggest starting out with BP's Free Course
Since the cornerstone of almost all real estate investing is sourcing good deals, it may be worth your while to study the techniques of wholesaling, as this will prove highly beneficial throughout your career. Skills such as finding lists of distressed properties, marketing to those properties via direct mail or other means, talking to sellers and presenting offers.
Those types of activities will help you find potential flips and also help you find deals for your rental portfolio.

Thank you @Doug Vigliano! I hadn't thought much about wholesaling because I hadn't planned on doing it but your point about utilizing the same techniques makes a lot of sense. I'love be checking out the course as well. Thank you!

Welcome to BP Austin Daugherty. I just closed on my first multi family deal with a partner last week so I'm pretty new myself. My next step is to finish some minor repairs on my primary and convert that to a rental as well. Glad to see more local people on here. I can't wait to see where investing takes you. Keep us all posted.

Congratulations @Scott Jeannerett! I wish there were more multifamilies in Diamondhead. There are some closer to the water and in Bayside but I'd rather have less flood risk/insurance cost. I'm inclined to be pretty conservative with my first deal.
