New member on the Mississippi Gulf Coast

Hi, I'm Austin Daugherty. I'm a teacher currently living in the Bay St. Louis / Waveland area. 

I have been listening to the podcast for a while but am just now introducing myself on here.

Several years ago I was involved in 2 modestly successful flips in Louisiana with a partner. Now I'm looking to start my solo real estate career but have tons of questions. Mostly I'm worried about getting bitten by things that I 'don't know that I don't know'.

Longer term I want to build a portfolio of rentals and do occasional flips.

I don't see many (or any) duplexes in the areas where I would like to live so I'm thinking of going the live-in rehab + roommate route and then selling or renting.

Will be working on loan pre-approval and looking for a real estate agent starting tomorrow.

Any advice, or tips would be appreciated.
