Hello Everyone,
I am Sola Obitayo an Electrical Engineer in Houston. I am really new to real-estate investment with zero experience. I am very interested in starting real-estate investing this year. I have been to a couple of real estate invents in the Houston area and I am really interested in finding partners who can guide me through the process. I plan on wholesaling and rehabbing. I have currently signed up with listsource.com to purchase a list to begin my marketing campaign.
I look forward knowing more investors in the Houston area.

I wish I had this site back then, but am glad I have it now. I'd read their Ultimate Beginner's Guide to Wholesaling and check out your local REIAs (search "real estate" on meetup.com) and connect with with local investors in person as well. All the best!

good for you on taking the steps, to getting your list and wanting to start direct mail marketing.
do keep in mind that with mailing its a numbers game and the more you send the better your odds.
i send out 500 letters a month some people i know send out 10k letters a month.. its all about what you can handle. with my 500 we get a return of about 15-20 calls. this month we didn't get any calls just one text message asking us to remove them from our list.
so maybe you want to slide that number up a bit. please reach out via PM if you have any question ill be glad to help out.
@Sola Obitayo It seems like you've put some thought into your plan, though depending on how many groups you are targeting, you may need to increase your reach as I believe the rule of thumb is that you should expect to get a deal for every 1000 letters you send. If you don't send a thousand then you may not know if it was your marketing that didn't work, or whether you didn't send enough. My personal flipping deal-flow is adequate from a mix of word of mouth, MLS, and online marketing.
Houston is a GREAT market to invest in! I started there and in addition to incredible deals there are more local r/e investor resources than almost any other market.
My favorite tool for property acquisitions there was RealAcquisitions.com
I also learned a tremendous amount from attending the Quest IRA information seminars (which are free).
I guess it will depend on your parameters and targeting as I assume ideally you are going after motivated sellers. (I use another list provider now as RA is not available in my area.) In addition to the exceptional targeting (you can compile endless lists with your criteria) I got a lot of value from the other functionality the site offered such as viewing court documents (tax notices, divorce decrees, etc...). It has been several years since I used the site (so you'll have to do your own due diligence) but it was pretty amazing the information I had when I talked to sellers.
My favorite list in Houston was delinquent taxes. These were a GOLDMINE and generally I contacted the sellers before they popped up on the more covered pre-foreclosure, short-sales, etc.... lists in which there is much more competition.
