need some help on finding financing and should I have something under contract first or should I reach out for the financing before hand would love to have financing in place before so I could grab deals to fix and hold and to fix and flip with no hesitation.

Dear David: I will private message you with suggestions - always better to have financing. For example, if you're competing on a great deal, who do you think the sellers going to choose? Someone who's ready with financing, or someone who still waiting to confirm it ?

Always work on your finances first before you start looking for properties. The best action would be get fully approved with condition on tbd property. That will give you freedom to bid on property and seller take your bid seriously.
