@James Emory Ruggles Jr Welcome to bigger pockets! I just found a lot around the corner from my house for sale for 60k has a travel trailer on it and they framed around it to look like a little tiny house you would find in mexico. I'd like to buy it and build a 2 unit apartment on it if possible! It's only a 7000 square foot lot though.
I talked with a realtor she wants me to sign a buyer agreement and proof of funds. I guess she wants to know I will only use her?? Anyone's advice or opinion? I was trying to interview people to see who I wanna work with. Any input bigger pockets thank you!

@Robin Boyer sounds like you had a successful meeting in the inland empire last month and it Looks like another meeting is in the works Next Wednesday on the 26th at the Riverside Mission Inn what Time is the meeting usually? Hopefully the meeting will provided good partnering opportunities and or networking opportunities for people to talk about Flipping houses or BRRR methods, out of state investing methods and strategies like Turnkey and rental property experience. It would be interesting to meet investor friendly real estate agents,contractors and property managers and everyone in between....

@Jim Keller It was nice to meet you last night at the Invest Club meetup in Fullerton. I had a great time and learned some new tips which I plan on implementing myself. (3 - 4 different paralegas lol)
True story, cheep legal advise and tons of off market sellers, two of my most favorite things. They sent me 7 deals in 2017. Most of the people that they refer have legal troubles and for the most part will be forced to sell.
Learn to speak there language, most understand the concept of selling but few have a clue about what an investor need or wants. We set ourself up as a coach for them, we show them how to make more income per client.
I have set up a separate bussines that paid me $80,000+ 2017 with one of the paralegals, she has become my go-to team members.
