New Investor from the Sacramento Area

Hello BP Community!

I am Kerilyn Paris, a 24-year professional civil engineer in Sacramento, CA. I am new to the forums and have been listening to the podcasts for a while. I am a partner in an investor group, starting a real estate investment business. We are currently focused on fix-and-flip properties in the greater Sacramento area. Our goal is to build capital to purchase buy-and-hold properties, multi-family homes, and apartment buildings.

I am thrilled about the wealth of information and help that the BP Community provides. I am excited to be here and to be starting my journey in real estate.

@Kerilyn ParisWelcome to BP.It is a great place to learn more and network. Sacramento and Roseville have many rei meeting every month that are also great for networking. It is tough finding good deals in Sacramento so you will need to search everywhere and network every week.

Welcome Kerilyn! My father is also a Civil Engineer and he is a great sounding board to all my projects. I'm very familiar with the Sacramento area as I have funded 2 rental properties their recently. I can share some advise on how to build capital. You can PM me at your convenience. Sacramento is a great area to build your real estate portfolio.

Hey @Kerilyn Paris. I'm a bit late to the party, but welcome to BP! You certainly found the right place. It's awesome to see other female investors around. I've been on BP for a year and have bought three OOS buy and hold rentals. My long term plan is to eventually invest in the sacramento area. What's your strategy going to be to find deals? Use wholesalers, Direct mail marketing, auctions? Excited to hear how everything goes. Take care!

@Kerilyn Paris glad to see another northern californian on here! I am from Placerville and have a SFR up there and am trying to break into multi-family in Sacramento. Currently trying to do a flip in the El Dorado County area but finding a real estate agent to put in low offers is hard to find haha. @Kim Stofan Thank you for the welcome! It's great for me to see female investors doing what I want to do too! It'd be great to meet up with you sometime. I'd love to hear more about your OOS investments. Our current strategy is relying on a real estate agent (who works with investors) and searching the MLS (what we can see) and realtor.com. We are hoping to get into auctions in the future. Hope see you at the next Sac BP Meetup!

Hey Kerilyn! I live in the Sacramento area and have a partner (grandfather lol) that helps me with investing in the Sacramento area. I'm currently looking to find a property to flip as well, and teaming up with somebody sounds like a very fun and rewarding experience. I currently run and manage two duplexes and a SFR with my family. One duplex is mine, and the other two are shared. I'm working to build capital to purchase properties with all cash (as that seems to be my competition in the area). I know you invest out of Davis, but if you'd like to work together, I think I can use somebody on my side to help advance both of our careers in the industry. I'd be able to work on it everyday as well as coordinate with contractors (or the subs that I use) until the project is completed and up to par. Let me know if you're interested :)
