Good afternoon All,
My name is Erica Chambers. I live in Philadelphia, PA and am looking to transition into the next phase of life. To be honest, I am looking to become financially prepared for retirement (I'm no where need where I want to be). I am a paralegal and a notary loan signing agent. I have been watching BP Youtube videos for the past several weeks and have become inspired to become an investor. Since then I participated in the webinar yesterday and will be participating in the upcoming webinars on August 18th and 23rd. Realizing that I am starting from the bottom, I am looking forward to learning everything there is to know about real estate investing and hope to build relationships in the BP community.
@Erica M Chambers welcome to Philadelphia RE Estate Investing! You'll find a great community here. Stay close to guys like @Steve Babiak and @Chris K.. Many of these guys are invaluable on this site and great sources of info.
that is a great way to start. Remember, to follow your numbers. They maybe asking 70K but that does not mean they will not take your numbers, even if it is 55K.
I have offended a few sellers, but I had one that came back almost a year later and I bought the property for 5K less I had originally asked. It was a matter that he needed out and no one was interested but me. Helped I had properties close by and his was one of the problems with the neighborhood. Evicted undesirables in one side of the unit and re-rented.
I welcome you to follow me and if I will try to answer any questions I can.
@Account Closed Thanks for the insight. The goal is not just to learn about Real Estate but to do something with it. I already have a degree (Masters) that I barely use. I won't be moving too slow. I don't have time to store information, I need to move forward so that I can live comfortably when I reach retirement age.
Keep us posted about your progress . We cheer for you!
@Erica M Chambers Welcome to BP! This can be an exciting step in the right direction for retirement and financial independence.
One thing I would recommend it to become extremely knowledgeable about the area you would like to invest in or find someone who is.
Another thing I would recommend is to focus on deals that make sense rather than a nice property or a deal that is an emotional choice. If you need help with that use the BP property calculator or reach out to someone who knows how to value a deal.
Thank you so much @Account Closed. I have been doing so much reading these past few days. Now when I drive around I'm starting to look at properties differently.

Thanks for the words of encouragement @Joe White. I did my first drive for dollars over the weekend. I'm trying not to freeze up out of fear. I will be sure to watch as many people as I can on BP.
Hi @ericaMChambers- I am also a newbie investor in Philly and a Tony Luke's fan. Have you considered neighborhoods that would be good to invest in? I am trying to narrow down neighborhoods now.
