New investor from Washington wanting to build my empire

Dustin here from eastern Washington. New to BP but not to real estate. Have a great cash flowing rental but wanting to take it to the next level. Looking in my market or suggestions for other markets. I’m interested in finding private money for deals. I’ve been doing my homework reading and listening but really wanting to connect personally.
