Hi all,
I am going to relocate to the North West Houston area and I am looking for some insight to the market in the area. I have thought about purchasing a 3/2+ SFH as a primary residence with the intent of renting when we are ready to upgrade. What do you think? What are some good areas? What should I look for in a house? Thanks for any feedback.

Hey Christopher. I live in NW Houston and it is a great area to invest in as well. You will have no problem renting it out once upgrade. 3/2/2 is going to be the most common thing to rent out.
I don't know much about the Houston market, Hope the move goes smooth though. Since your plan is to convert the property to a rental in the long run, be sure to verify that it will actually cash flow if rented out. This video may help with evaluating that

We have done a bunch of deals in the NW and will continue to look there. Houston is odd on how many pockets it has for good and bad areas. If you need help sorting through any of it give me a shout.
I always like the idea of buying then upgrading, but if you have the money to start investing why not go after it right now. There is always a deal out there.
There are still some good deals in Bear Creek/Langham Creek area. You can probably pick something up for $150K give or take, or even lower if you're willing to put some work into it. I just sold a house in Hearthstone Place for $145K, and I have my eye on 3 homes in that area that need work and on the market for $119K to $130K.
Inside the beltway there are nice developments along Windfern and in Silver Lake Trails. An older development in that area is Willowood.
There are also new developments going in all the time. There's a lot of empty space in NW Houston and the builders seem to have caught on to that in the last few years. Every time I drive around the area I see something new going in.
