Hello @Sumaira Ahmad, Nick Paros here, fellow Johnstown PA native and investor! I believe I remember meeting you and your husband at one of the Greater Johnstown Landlord Association monthly meetings. Welcome to the website, always great to see more local investors joining the group. @Account Closed is on here as well which is who originally told me about the GJLA meetings.
Hi everyone I am here after a long timdPlease let me know if any good deals in Roxbury westmont , Southmont and Richland . Very difficult to find a house for investment purpose these days . I will appreciate it
I have had a couple rentals in Johnstown, Westmont, nice homes, but no one renting. I do have a PM in place but I dont see them offered as rentals when I do a google search, where do the PMs post? Where do renters search for homes? Is is it normal for homes to sit unrented for months at a time in Johnstown?
I have a couple multi family houses in Johnstown (specifically Richland and Forest Hills). I am a little surprised to hear that because for the last approximately 2 years my turnovers have all been surer short, most of the time having a new tenant’s deposit before the existing one moves out. Now I will say all of my turnover in the last two years has been in the spring and summer which has always been much easier to fill, about 4 years ago I had a vacancy in January that I didn’t fill till march so from my experience it is pretty dependent on the seasons but I am interested if everyone else sees the same thing.
As far as where we list, the normal Zillow, trulia, and Realtor.com, but we also get a ton of interest from Facebook Marketplace too.
My PM posts to all the largest sites (Realtor, Zillow, etc); accordingly my properties are usually leased within two weeks of listing. My longest vacancy was roughly fifty days; however, the property went to market in late October. Heads up- if anyone has a seller financing deal in Johnstown, please contact me; I am seeking an interest only deal for 1 year (maximum).
Hi @John Corralejo, with the strong housing market right now (rentals included) you should be able to rent the property fairly quickly with a well qualified tenant if the unit is decent and priced accordingly. As @Nicholas Paros previously mentioned, I have also found that this time of year can be slower to rent than during the late spring and summer months. While rents have been increasing over the last year with the demand, it may be good to get a little creative with pricing or even offer some kind of incentive to get it occupied quicker if needed. Facebook has become a great tool for listing. We use Rentec Direct property management software which syndicates a vacant property out to multiple listing services. If you want to message me with details about your property, I can pass it along to a friend who is a realtor in the area, or give you her information. She just asked me yesterday if I had any rentals available in Westmont, but I do not currently have any vacancies there. I don't know what she was specifically looking for.
@Keith Leckey thank you for the response. I will give my PM some time. I am probably being impatient as I have not had to wait more then a few days to find a renter, usually I have renters already lined up prior to the renter moving out. I don't know how Johnstown works, just wanted to get an idea. Thank you again.
@Keith Leckey. 5 months now and still no renters. I believe I have a nice rental too. I am curious to see what the process is like for someone trying to rent my apts.
How is it even possible 5 months is too much time to rent it out . Max week to a month it should take to rent the place regardless of any season . I am not sure how well you maintain your properties though
Hi @Rich Hudec, Welcome to BiggerPockets (and social media, lol). I would be interested in a shared handyman system. I think we could keep him/her working full time and then some if we got enough landlords together.
