Hi everyone!! For those that don't  know who I am, I am Karen Margrave. I've been a moderator on BP for several years, having become obsessed with the site in 2010 or so. I was living in Orange County CA and we were building spec new construction for several years. After the loss of my husband, my son (and business partner) and I decided to relocate our business to a new area; and moved to Oregon. We're just starting out, getting to know the areas, types of niches (of which there are many!) etc. My niece, and BP member, @Christine Larsen is a real estate broker in Sunriver, and knows every piece of real estate, and more important, every dirt road around so that makes it so much easier for us. For me... thank God for GPS!!

I know there's several BP members in the Bend, Sunriver, La Pine, Redmond areas in various niches. I'd like to plan a meet up where we can all get together and see what we can do to help each other grow, and talk about the local markets. Since I'm relatively new to the area, and it's quite spread out, let's see where the greatest number of people are located, and then decide on where to do a meetup.

I'm thinking it will be after the 1st of the year, due to all the holiday commitments everyone usually has.

WEIGH IN ... Introduce yourself, where are you located, what type of investing are you doing or interested in, etc. Tag anyone else you know in the area that may be interested too.

Hi @Karen Margrave

This is a great idea. I'm actually up in the Seattle area now but I'm from Bend and have been following the market/considering investing there as well.

Depending on when this is I'd love to try to make it down. If you are interested in having someone speak on Taxes for REI since it's that time of year let me know as well :)

If you guys consider meeting on a weekend at times, we’ll drive up. We invest on this side of the mountain so don’t go to Medford meet-ups.

@Grayson Graham how was the turn out? I'm so bummed I coiuldn't make it. What were peoples thoughts on having someone doing a "short" presentation at the meetup? The key is keeping it short I think.

Can you please send me a spreadsheet too? My email is [email protected] Thanks, and thank you for all you did.

It sounds like it was a great meetup.  Do you want to set it for the 1st Thursday of the month, every month, same time and place? @Eric Bilderback can you set it up?  I think if we do the same every month, it makes it easier for people to remember and get to, don't you?

In regard to presentations, what are everyone's thoughts? I think if we do a short one at the beginning, maybe 10-15 minutes? Topics you'd like presented? (HML/loans for rehab/construction , IRAs for real estate investing, 1031 Exchanges, Partnerships, Taxes, etc.) What are your interests? Once we know the most popular topics are, we can prioritize, so please COMMENT. Any members want to present on any of those?

Since I wasn't there, I'm not sure how you guys formatted, and don't want to step on toes, so what do you think @Grayson Graham , Eric, others?

Also, if you haven't done so yet, you might want to set your keyword alerts for Bend, Bend meetup, etc.

I support using the same time and place each month. So, I would like to propose having the next meetup on Thursday March 1st at the Broken Top Bottle Shop. Here is a link to the event for your calendars, I also sent this out to everyone who signed in at the last meeting:

    https://goo.gl/d8SAJi

It can be difficult coordinating between so many people to plan things, I think we would be more efficient if we split up the tasks and delegate them to different volunteers. For example, I would be happy take care of the sign-in sheet like i did at the last meetup. This involves bringing the sign-in sheet to the meetup, transcribing the list to Excel and then sending it out to everyone who signed up.

Another job which I think could use a designated volunteer is recruiting and scheduling guest speakers. How are we going to survey what our group wants to learn about? How are we going to reach out to professionals about speaking at our meetups? Who is going to decide if someone qualifies to speak at our meetups? These are going to be tough questions for us to tackle in a forum setting.

Is there someone in good standing with the BP community who wants to step up to be in charge of coordinating speakers?

I'll coordinate speakers. Though I'm not really familiar with the area, and don't have a lot of connections, I think I can do that. As to the criteria, we can keep it basically as BP , the focus is to get members information that can be of value to them in building their real estate business, and  building relationships, and supporting each other.  We don't want people pitching things that cost money, such as training programs, or other things. All the members have different things they do in real estate investing, and in their other jobs (if they aren't full time investors), we never know what value we can bring, or get from others if we don't share what it is we do .  Does that make sense?

But please, post on here, or send me a message and let me know what types of speakers you'd like to have, or if you'd like to present. (As mentioned above, HML/Lender on Fix/Flips that can answer questions on various types of loans, criteria you look for, etc. in general, not specific to any one deal, Maybe an accountant or tax attorney to speak on how it relates to various real estate transactions, Someone on IRAs used for investing in real estate, the limitiations, how it's done, etc., Tax deffered exchanges (@Account Closed) , etc.

It’s not the best venue for speakers actually.....very hard to hear a presenter with other people coming and going in the same space.

Did anyone ever discuss a morning meeting?  Just throwing it out there ....

Hi everyone, hope you're enjoying your weekend. Apparently the BTBS is booked for the first Thursday of March, so we need to find another place. Does anyone have any suggestions? I know NOTHING about the Bend area. Also, in regard to the actual meetup, do you want to set it up so that we can have a small presentation each month by someone 20 minutes or so (HML/lending, Taxes, IRA's, etc.) if so, we need to find a place that isn't too loud, has a meeting room or ? Or.. we can keep it networking only. PLEASE LEAVE YOUR THOUGHTS, AND WHAT SPEAKERS you'd be most interested in if you want to go that route. THANKS!! I hope none of you are offended by the caps.

Thanks for taking the initiative to find a location for our next meetup  @Karen Margrave!

I thought McMinamins would be a good option so I gave them a call this morning. They have conference rooms of various sizes but they have minimum food/beverage order requirements, the smallest of which is $500. The $500 has to be pre paid on one tab so it really complicates things, im not sure we are ready to take on anything like that yet.

McMinamins also has a small dining room in the main pub called "the smoke room" where there is not a minimum order requirement, but there is a strict 20 person max due to the firecode, so if 25 people show up we would have to turn the last 5 away which really sucks considering that some people are traveling far to attend. This room is already reserved on March 1st by an "Eric", I assume that is you @Eric Bilderback, thanks! When I called BTBS last week they mentioned they had already talked to you there as well, so it looks like your one step ahead of me! Have you found anything else yet?

It will be at Mecmenamins March 1st.  I booked it for 5pm on.  I think we have a presenter at 530 so if you can get there before that that they would appreciate it I’m sure.  If you can’t no worries just come when you can.  I believe the reservation is under my name Eric in the smoke room.

    Looking forward to it,

    @Grayson Graham

You must have posted when I did.  Correct I don’t think there is problem from talking with the manager about capacity.  If we flow over a little she told me no worries it just might be a little snug.  I vote is we go with it I don’t think a change is necessary.  But if you have a place in mind go gor it I’ll Ben there.

    Hey everyone,

I would love to go to the next one, is there a way to sign up @Grayson Graham?

Also, as a fall back, the company I work for has the ability to host a pretty big group. We have tables, chairs, microphones, just about everything. We've hosted all kinds of groups before so I'm sure it wouldn't be a problem. It's located close to 97 on the north side of Bend. If for some reason the other locations don't work out, let me know and I can help get it set up.

@Eric Bilderback It looks like i should have just kept my mouth shut as you had everything on track haha thank you for taking care of it. Its reassuring to know that the capacity limit isnt as strict as I had thought. I like McMinamins as a venue!

Eric Shaver, Iv added you to the mailing list. You've got me thinking though, it would be nice if we had a simple web form to sign up for email alerts, i will work on putting something like that together when i have time.

@Eric Bilderback @Grayson Graham Ok sounds good.  Address for McMinamins is 700 NW Bond, Bend, correct? Also Eric, in regard to the speaker, did you line someone up or ? If so, what is the topic? (please follow link and let's start posting on March Meetup page) I didn't line up a speaker, as I was told the BTBS was too loud, so I was waiting to see if we found someplace where that would work, and if people were interested in that.

    Bend Oregon March Meetup

@Eric Shaver that sounds like it might work out great for another time, thank you.

    >>>>>> MARCH MEETUP - BEND, Sunriver, Redmond - La Pine BP Member:  Karen Templeton will be doing a short presentation on 1031 Exchanges, just in time to start planning for the new tax year, after which you can network and ask her questions, etc. Hope to see you there.

I wanted to remind everyone of the meetup tomorrow night, and ask if you would still be going? I posted on the Event

page that being new to the area, and coming from southern and far northern California where we had no snow to speak of, I'm not used to driving in the snow yet, especially in the dark. I am going to try to make it, but wanted to give you a heads up. I'm sure all of you are used to the snow, and if I were closer to Bend, I'd make it, but I live down in Three Rivers.

How about you.... are you going?

It's time to plan the next meetup. I've had various feedback on the other locations, and thought we might try someplace else. I've contacted Deschutes Brewery and they're going to see if they can accommodate us. The good news is that if we grow, they have larger space to grow into. I've never been there, but in searching online, etc. it seems like they're a nice place, good location, etc., and casual vibe. We may need to go with a Wednesday. I'd like to get where we are in one place, same night of week and time, etc. THOUGHTS?

Level 2 in Old Mill might be a good spot to hold this .... they have a private room.  I can check with them....

Hi again .. I've got Level 2 in Old Mill booked for us at 5:30 on Thursday, April 5th.

They would like us to order at least $300 in Food and Beverage - which if we have 20 people again that's only $15 a piece.  Do you think we can do that?  They said they will try it this one time - see how it works for us and for them - and then go from there on it being a monthly event.

If you haven't been there, the space is perfect for us.  Separate from the rest of the restaurant/bar, but close by.  They can set it up however we want.  There is also a small living room type setup in there too.

Parking should not be a problem - and there is an elevator!

We should decide how we want tables set to facilitate visiting .... and if we want a speaker and who that could be!

I can cancel it if someone else already set something else up :)
