Seller Financing & Subject-To Deals — What’s Actually Working?

Hi everyone,

I’ve been digging deeper into creative financing lately and wanted to hear what’s actually working for people right now.

🏡 Seller Financing (On-Market Deals)

For those actively making offers on listed properties:

  • Are you successfully getting seller financing offers accepted?
  • What strategies seem to make sellers more open to it?
  • Do you present multiple offer options (e.g., seller finance + cash + conventional 20% down), or keep it simple?
🔄 Subject-To Deals from Facebook Groups

I’ve joined a few subject-to focused Facebook groups and I’m curious:

  • Has anyone here actually closed a deal from one of these groups?
  • If yes, how did you:
    • Find the deal?
    • Build trust with the seller?
    • Structure the transaction?

Managing Due-on-Sale Clause Risk

For those doing subject-to deals:

How do you mitigate the risk of the due-on-sale clause being enforced?

  • Are there specific precautions, communication strategies, or structures you rely on?

Everyone talks a big game, but it's easy to say you're doing it and make stuff up when the reality is most people are not doing it.

@Chris Seveney Hey Chris, thanks for the response. Curious is you have any success with submitting lower offers and any strategies to get them accepted. I want to start making offers to some one market listings, but I would be offering 85% of the retail price likely so that I can make it cashflow. Should I submit 2 offers one with seller finance and another with my lower conventional offer?

Every seller is very different. I think the key is to really understand what they are trying to accomplish. There are some sellers who have tons of equity and might consider seller financing, and then there are some who also may have tons of equity but are older in life and want the money for retirement. It really is very dependent, and just arbitrarily offering 85 cents on a dollar may cause agents to get frustrated with you if you don't have a rhyme or reason why you're offering that price.
