I think there may be a couple of people here who invest in Hattiesburg, but not many. Most of us Mississippians invest either around Memphis, the Gulf Area, Starkville or like me, in the Jackson area. I think Hattiesburg would likely be a good place for investments given that its a college town, but the properties are more expensive than in Jackson.
I have one investment property in Hattiesburg. It’s done well. I thought I would get a college student but I have a couple renting. They have been great.
@Breelon Bryant do you have Facebook? There is a group on there real estate roundup. The guys who run it and a few members are from Hattiesburg and invest
@Susan Maneck yes i think its a good place to invest because of it being a college town and a top retirement town in mississippi. However i want to connect with others who invest there for connects with PMs and contractors
@Breelon Bryant that's awesome you found a property in Hburg! Ive been looking there since last fall and haven't found anything (mls, fb, craigslist). One thing that hurts me is Im only looking for MFH properties West of 49 (but have considered SFH too if the deal is right). Every time I think I have found something it ends up being on Section 16th Land. I also reached out to that Facebook group mentioned above and some wholesalers asking to be added to their email list and I got nothing but crickets, so much so that I have started searching other markets.
Good luck with your property there and future ones also!
@George Lods well yea I am familiar with the area because I went to school there and have to drive through there to get to the coast from Jackson. I love driving for dollars for that reason because you can actually find places and talk to people to find leads. I think hattiesburg is a good place to invest
@Breelon Bryant yes I agree driving for dollars is a great strategy I wish I could employ there. I'm originally from Poplarville just South of Hburg so I know the area well. Its just been difficult to find properties there from long distance where I can be 80% all in LTV. I know it's not impossible, it's just been difficult. I have come across some deals that meet the 1% rule but not necessarily giving me a decent amount of equity in the deal which is something I may need to give up on. I may need to switch my strategy and not focus so much on a homerun deal and just settle for an ok deal.
I do not know how I missed this thread but I did. I actively invest in Hattiesburg, multi family and single family. Very good market cash flow market compared to most of the areas discussed on the forums. We have a mix of Section 8, Students and work force housing. Demand is strong and rents have been increasing. Lots of opportunity here.
@Patrick Thompson yes sir I do have several recommendations depending on what you need.
Let me know if you are still looking for rental properties. I currently have one in Hattiesburg (Oak Grove School district). I can sen you a PM with detail if you are interested.
@Ward Conville@Rafael Feliciano@Patrick Thompson I would love to connect with you all since I am starting to invest in Hattiesburg MS. I buy in multiple states around the country and have a new manager that that will be handling our acquisitions. Looking for flips and multifamily properties. Any rehab level from burned down, vacant / trashed, meth homes to turnkey. Thanks!

@Jay Hinrichs thanks for reaching out my friend. I have a friend that moved to Hattiesburg recently and I’m going to work with him to buy flips and find 20 plus multifamily deals in this market. Love to catch up - we can even talk about crazy Stumptown 😂
My wife and I are in Northern Michigan but both graduated from USM in 2016 and we are actively looking to invest in the Hattiesburg area. Looking for SFH and Multi's. If anyone knows the market pretty well and would be willing to chat I'd love to buy you a coffee! Looking for more information on expected rents, flood insurance, STR vs Long, growth in the area etc.
I would be a good resource to discuss Hattiesburg market. We invest in multi and singles and are very familiar with the market. Glad to discuss with you further.
Newbie here. I am looking for some recommendations for Property Management Companies in the Hattiesburg, Zip code 39401 area. Looking to get some info about the neighborhood and rent comps before moving forward with a deal. Any help is appreciated. Thanks.
