Feedback on company Offer Geek in Flint, Michigan?

Member since 2024 · 45 posts · 10 votes

Hey guys - I came across this company - Offer Geek - https://ogeekholdings.com/ - where they are offering properties by also doing the entire renovation, placing a Section 8 tenant and also offering property management for you?

Has anyone worked with them before?

Is there any feedback on the Flint, Michigan market?

Is it better to go down this route vs looking at doing a BRRRR deal myself?

Please advise!

I have heard of them though I do not have experience working with them. I will say anyone offering this should be giving you all the pros and risks of the flint marketplace. Make sure to ask for client referrals and interview more than one company in Flint. I would also urge you to make sure you fully understand how they operate , A-Z (from how they make their profit to how many doors they are managing).

If you are investing from out-of-state you want to make sure whoever you are going to choose to work with is being honest and transparent not just about the Flint marketplace but about the strengths and weaknesses they face as a company, day in / day out. Any investing usually has a level of risk associated so you want to make sure you know exactly what that is when it comes to the flint market.

Side Question: why not considering looking into Detroit Michigan instead?

Best of luck in your search !

@Sharma Parth the company is out of Arizona and in 12 markets.

Just a few years ago, Flint had a major crisis due to lead water line poisonings. Everyone was on bottled water for months.

You may want to ask for proof that Flint is growing or attracting business investments.

Now Detroit is an entirely different story!

Suggest you monitor the media feedback during the NFL Draft this weekend - which we expect to be very positive!

Sounds like a no brainer if the  numbers are right . Are you purchasing them at full retail value after they're done or are you the one purchase the shell doing the renovation but they're just doing the leg work ?

    Sharma,

From my perspective I prefer to run my own fix and flips. I don't have enough details to know whether it's a good move for you, but I think my numbers work out better when I'm the lead. No one will care more about your success then you.

I had a very poor experience with them last year. Became very unresponsive very quickly, did not complete agreed upon work, made false claims about capacity and what they would do, etc. I ended up selling my property to wash my hands of it. I considered suing for non-performance but felt the hassle of doing so would not be worth the benefit.

I'm still hopeful and looking in the Flint market, I just would not use them to do so. I have made some local connections for contractors to do something solo when my current projects wrap up.

Hey Tyler we hate to hear that your experience was negative sincerely we would have hoped that we could have come to a resolution we know that you and your partner had made a request that we do $800 of work that was unfortunately not in your scope of work at the time we had exhausted $4900 in additional work to ensure the property was to satisfaction which included a new hood range upgraded lvp flooring additional framing  new window and a paint upgrade from a single color format to a multi color format and can lighting all of which was never in the original scope and unfortunately when we requested that we do the work you declined I’ve attached before and after videos of the home for reference

always twos sides to these stories..  turnkey section 8 is not going to be like buying a brand new home there will always be differed items or stuff that does not work etc.. age of homes makes this impossible. then you add section 8 tenants and  there you go

Working with a turnkey versus trying to find a BRRR deal yourself are two completely different strategies. Ask yourself, do you want to dive into real estate full time or part-time? If it's the latter then don't bother doing BRRRs in this market. I haven't heard of that company, but if you are looking for done-for-you real estate investing then just know that your returns are going to be significantly lower. The easier it sounds, the less you make.

DO NOT DO BUSINESS WITH THESE GUYS! Offer Geek Homes LLC, OGeek LLC, Zecharian R. Marshall aka Zack Marshall. They will promise you everything you want to hear. You will pay them and everything will then fall apart. They will not communicate, they will not complete the agreed upon work, and they will run you around in circles. They will waste your time and you will have no choice but to take action against them. I lost thousands of dollars dealing with this company.

I hope anyone researching this company finds this review and takes my advice to run FAR AWAY from these guys! TRUST ME!
