The holiday season is almost here, and for many real estate investors, it brings both unique opportunities and potential challenges. Some investors say it’s the perfect time to get deals done, while others prefer to wait until the new year.
What’s your strategy for managing fix-and-flip projects during the holiday months?
Do you find it’s easier or harder to close deals this time of year?
How do you handle contractor schedules and supply chain slowdowns?
Have you found creative ways to market properties when buyers may be more focused on the holidays?

Easier... better deals, people just want to let go with properties on the market for awhile
How do you handle contractor schedules and supply chain slowdowns?
These days after the supply chain issues of 2020-2022, the slowdown on the holiday season really does not hurt anything

fix them up well, and list them at a good fair market price (this goes back to what your ARV was to begin with), and get that on the market (lower is better to build up to that price, and attract more buyers)!

Experienced investors often see the holiday season as an opportunity due to reduced competition and motivated sellers willing to negotiate for faster closings. While contractor availability and supply chain slowdowns are challenges, they plan ahead by securing labor and materials early and building in project buffers. Marketing homes during this period involves creative strategies, such as seasonal staging and targeted online promotions, to attract buyers even amid holiday distractions. Agility and strategic planning help them navigate this season successfully.
@Clint Miller I’ve gotten my best deals over the holidays including my first where we made an offer on a property and gave them 10 days to decide whether they were going to accept it or not which included all the holidays and the holiday week which was slamming with business for this property. The sellers were two sets of family members who disagreed about whether they should sell or not.
I landed the deal for $100,000 under asking. It was EPIC!
I think the slow period around the holidays is a great time to give investors a chance because there’s a lull in the action from other buyers.
