Flipping houses in northwest Indiana

Hey guys I'm in NW INDIANA. Looking to get into flipping. Using PM+HML. Need some advice.

want to make some money flipping save up and start buying rentals. I've posted a bunch on local groups and wholesale groups. Going to reach out to agents and brokers tomorrow.
how else can I find good deals in my market?
my biggest thing is contractors. How do I find them because I've heard some crazy stories and I can't afford too. Any tips from flippers would be amazing. The mistakes you guys made when you first started out. Thank you!

If you want to spend money on off market deals; mailers, PPC, PPL, cold calling (hiring someone), and Facebook ads. If you want to do this bootstrapping; door knock yourself, drive for dollars, cold call yourself, and go to as many meetups as possible! Wholesalers, agents, brokers, and those types of circles can get you them with no money in (less margins). Getting deals is work, and you either pay someone a lot to find deals for you like a wholesaler... or you spend a lot to get deals!
Contractors, get references from people doing deals right now and go check their work... Once you do all that get bids from them on jobs. Best contractors are the ones being used by people that are flipping today.

Got it, also should I just use a general contractor? I believe the guys already know people for everything? Or I hire a guy for each individual thing. Like the flooring, the paint, the kitchen, electric, plumbing, roofing. Also do I have to pull permits from the city to fix and remodel a house? I’m in northwest Indiana.
