What kind of rehab price per sf is everyone seeing for a very basic flip (paint, flooring, fixtures) for condos and or single family under 2000sf? Particularly Las Vegas but other cities can throw in numbers as well.

This is always never a great way to get numbers for a flip unfortunately because there are so many variables on running numbers like this that can go sideways. For example, someone says $50 psf, and then there this is in another area that the GC feels he can charge higher and charges you higher. Or there is a major change order that you did not expect and that $50 goes to $60. The best way to do it is start to get bids as you are looking at deals for a few contractors, and you'll have to be upfront with what you are doing and also sometimes pay them for their time. This will give you real life numbers so you can get the hang of it for when you are going to actually put in an offer and flip the deal.
This is something that happens overtime too, working with GCs on flips and all.

Nick I'm seeing very basic cosmetic flips land around 20 to 35 per sf when it is truly paint flooring fixtures and punch work. If you start touching kitchens or baths even light updates it jumps fast into 35 to 55 per sf depending on finish level and how many surprises show up behind walls. Condos can be a little cheaper on exterior but HOA rules access and work hours can add labor time so I usually carry a little buffer. If you share LVP vs tile and how many baths I can sanity check your range.

That's about perfect @Frank Pyle thank you. My minds still stuck in 2020 times when I was hearing $20/sf. $40psf seems safe nowadays.
