For flippers and landlords with several properties, how many hours a month do you spend matching expenses to the right property? Is the hard part collecting receipts, categorizing, or reconciling with your bookkeeper's version?
I'm curious whether the answer changes between 3 properties and 30.
Eric, I think the biggest difference between 3 properties and 30 isn't necessarily the amount of bookkeeping itself, but how quickly small inconsistencies multiply.
For me, the key is getting expenses assigned to the correct property or project at the time they happen rather than trying to figure it out months later. That's especially important when you're mixing rentals and flips, since the books ultimately need to support different tax treatment.
Once the system is set up properly, the monthly reconciliation becomes much less painful and you also end up with books your CPA can actually use for planning instead of just cleaning up at tax time.
I'm curious whether matching expenses to the right property is the part taking you the most time right now. Happy to connect!
