Hi - I am going in mid-april to buy my first property in Cleveland, and I am looking for a good property manager. I have found more success in other states working with single managers over large companies, but I am open to any and all suggestions.
Also, anyone have any specific questions that they ask property managers to see if they are any good? I feel like its hard to tell until you start working with someone if they know what they are doing...
I don't have a spreadsheet.....but i can tell you that after going through two other property managers (who shall remain nameless) I now have all except one of my units in Cleveland being managed by Allstar Property Management.
I am currently looking in Euclid, South Euclid, Parma, and Lakewood. I have read a lot of the past posts on this topic, but appears like a lot of the conversation moved to private messages.
I currently live and own rentals in Lakewood and Lorain. I have almost 8 years experience managing my own properties and I'm looking to expand into managing others. PM me if you're interested in working out a rate that's much better than what these big local companies are offering.

So, funny you mention this. Last night after I made this post I started researching if there were any certs I could get to validate that I'm not a scumbag. Turns out that there's these things called laws and that they require you to be a broker or an agent working with a broker....
In short, no, I didn't realize I needed to be an agent. I'm looking into taking classes and finding a broker to sponsor me as we speak.
Sorry for some reason it won’t let me tag you. We actually have properties throughout Akron, surrounding areas of Akron, and Cleveland. Our office is located between Akron and Cleveland. We manage a lot of properties in Cleveland and Akron specifically.
Grant DePaolo I don’t mean to high jack this thread but you must have a broker’s license in CA in order to be a PM. I was considering the same thing what you do but found out that it was a requirement...I would recommend you look into that as the fines are hefty.
On the other hand I am also on a quest to find PMs in OH...have you looked at IREM?
Going with companies that hold official certification may be a safe route to go, especially if you looking to invest out of state. Most of the PMs out there are crap, unfortunately and certifications give some sort assurance about the standards they need to uphold...
@Jan H. - You are 100% correct, I did not realize that for CA...looks like its pretty cheap and easy to get a license. I wonder if you were to be managing for a family member, and not be paid for it, if it would still be something you would need a license for?
I am going to check out IREM, seems like a good resource, as I agree that certification is a good barometer. Have you had any luck vetting anyone in Cleveland yet?
Not sure what happens if you do not for family but I would think you should be OK.
I am not sure if it’s ‘cheap’ but it is definitely not easy to get a brokers license these days. CA changed the rules on how one can become a broker. It was relatively easy before 2015, but not since. I looked into at that time but I had missed the cut-off... You must be full-time in RE for a number of years to get a license now.
I haven’t found anyone yet, just doing some research currently. I definitely want a PM that is certified...too many horror stories with crappy PMs out there.
Of course the certification is not a guarantee either but provides some ‘insurance’. I will let you know if I find anyone solid, but I am looking for PMs for apartments and they may not be the best fit for you...
hey guys just thought id chime in .. have you looked into primier real estate investments . i know a someone who uses them for thier apartments . check them out .... good luck !
I've managed properties for others in the past. I currently manage 2 single family houses of my own. I've rehabbed over 30 houses so I'm familiar with home construction. I have a real estate license and have been thinking of getting back into managing for others. I'd be glad to share my references too so message me if you are interested. Thanks!

Hey Grant I saw someone mention me in this thread. Just so everyone is on the same page if you are looking for a single manager relationship over a large company one i'd imagine Holton-Wise isn't the best fit for you. However I'd like to provide you some additional info on the quality of all the different neighborhoods in the Cleveland market so you can have the biggest shot at success while investing here in Cleveland.
Hey @Grant D. and @Amy Hu we use Sandstone Realty for our property management and they have been great. We currently have 48 doors under management with them.
