@Stephen Brown hi Stephen I’m looking for investment property at this very moment I see Toledo Ohio as a price point to get in would love te get more information on what are the areas to stay away from,how’s the vibe and rents etc and any other factors I should know that I’m missing again thank you for sharing your post with the community

@Moises Guzman Toledo isn't my market, but I was searching FSBO on Zillow and this caught my eye: 2 houses for $55K, 1 house is rehabbed and ready to rent/the other is not: $55K 2 for 1 special It looks like it's close to the Maumee River. I did a quick Google search and found a $200 million project called Glass City Riverwalk "Glass City Riverwalk is expected to become one of the region’s most popular destinations, with year-round outdoor recreation opportunities, including adventure play areas and an ice skating ribbon."

I would not invest in 43605 its a dying area with over 12% population loss since 2011. (Just my opinion)

@Account Closed Thx for your input, Michael! That is really helpful to see the population numbers over time like that. Which site did you use to generate that data? Census.gov? I entered the address into an Opportunity Zone map and it looks to be 1 block away from a pretty big Opp Zone. I have a lot to learn still about Opp Zones, but hopefully all the economic development dollars will have some beneficial effect on the neighborhood and property values!

American community survey (which is run by the census)

My wife and her family grew up in the '05. My MIL lives just outside the zip code in Oregon. They are trying to do some work along the river - there's a brand new Bag o' Nails restaurant and condos/apartments up near the Craig Street bridge. There's also a row of restaurants along the river that I understand are heavily subsidized by the city. Of course, Tony Packo's is still alive and well at Front and Consaul, near St. Stephens. The area, though, was very rough in the 1980's when I visited regularly and it looks even rougher today.
