Many foreign investors are working with foreign affiliate companies who promote helping them from start to finish, basically a full service solution. Some foreign investors are getting referrals from others they know on where to go.
For someone to just say I want tom market to foreign buyers, this is a very difficult task.
In L.A., there are plenty of Chinese tour groups who come to see Disneyland. They travel in huge groups, occupying whole buses. I've been thinking about staking out some of the hotels where they stay, and perhaps hitting them up during breakfast. Or perhaps work out a deal with some of the hotel staff.
Once I find out more information on how to close deals with foreigners and foreign money, I might try to get a deal or two this way.
Do any of you guys have insights on how to work with foreign buyers, or specifically Chinese buyers? Especially in respects to U.S. and China regulations on money laundering?
@Joe Tran There are many investors on BP that live in China, you can do a search. Also, it would seem that the best way to attract foreign investors is to become an expert in what is necessary for them to invest in America, the hurdles that need to be crossed, what their investment goals are, etc. It's not as simple as just finding a property and buying it, they have to be able to get their money here.
I know many chinese investors and agents who work with chinese buyers. Usually the chinese circles are small, and they only work with people who speak the language and understand how chinese people work. Not only that, gaining the trust of chinese investors are very difficult. On the other side, they will definitely do anything to get a deal, including skipping agents who work for them and introduce the deal. Im not suggesting not to work with them but it is definitely something to know.
I understand a lot of chinese fluent agents who will perform workshop or bring deals to china or have a small conference to introduce the ideas or deals. Though due to the new restriction in Hong Kong, many couldn't get their money out anymore. Therefore less and less chinese investor able to move out their money (other than the one already have an account)
My family works china and we have foreign money that's why I know all of these. And my funds to do the rehab is forigen too. I hope it helps!
I am getting my brokers endorsement for this... its a 5 day course and then you have the credentials that investors look for when they are trying to find US brokers to work with.
And yes buyers will go around you we all know that!! Even ones on the US...
@Curt Davis , are you able to provide the contact information of any foreign affiliate companies that are representing the foreign investors in US real estate purchases?
@Robert Chuang , do you know any particular agents with a large pool of foreign buyers?
I have a property in coastal California that I'm considering selling. I've heard that foreign investors (Chinese in particular) are especially interested in this geographical area, and so I'm wondering if I should consider marketing somehow to these buyers in addition (or instead of?) putting on the MLS? I'd greatly appreciate any insights you might be able to
What city is this peice of property in? it really vary in the area and the price of course. Send me a PM or text and maybe we can find a way to help you
@Joe Tran We are a US real estate advisory team based in China. We deal with Chinese buyers looking to invest in the US real estate market.
Chinese buyers are able to do deals in the US property market via different channels. The key is to be able to establish a relationship with them as soon as they have an interest in buying a house. This can be done by working with partners on the ground in China who typically have relationships to find and maintain these relationships.
you could also network at Asia Real Estate Association of America events. They just had a summit in Chicago.
Do you have experience with this organization? The website makes it seem like its mission is more for representing the interests of the Asian RE community domestically, and not necessarily to cultivate overseas investment. But I can read between the lines...

I was just at their summit and they focused on helping US sellers know how to market and work with Chinese buyers. Feel free to contact me about it
@Mark Shaffar from what I keep reading it seems as though some of these websites (such as Juwai.com) require that you have a listing and submit it to their website. Are a lot of the Asian buyers already represented on the buyer side? I'm interested in representing them on the buyer side, but do not have a listing...is this possible?

I talked to juwai and beimei and it sounds like they will be happy to list properties for you on their websites. The listing agent on the deals is the local American realtor. I called on a couple listings out of curiosity and they had never received a call from a Chinese investor. Perhaps in Cali you would have better luck. You need someone in China telling them about it. That's my take

its a Real Estate Broker designation like CCIM and other designation.

@Sam Van Horebeek - I have been attempting to market my 48 unit residential apartment portfolio (owner managed) to overseas buyers. Would you like to connect and quickly see what I have to offer? With your permission, I'll PM you with a link to our website. Thank you Sam.
Here you can post ads and have them translated and even have the responses translated for you if needed.
I have a number of Chinese investor friends and one thing I would suggest to anyone wanting to deal with Chinese investors is to make an effort to understand the cultural differences in how they do business. It is not like selling to an American or an Australian.
They may have lots of money to invest but relationships and trust are paramount. I made three individual visits to China before I got my first deal across the line. Trust building takes time.
Juwai also host trade fares on a regular basis where you can go and introduce yourself to local agents and investors. Could be worth the effort if you are confident in your deals.
Good luck with your endeavours and happy investing!
sure you can send me a message. I can see that many US agents have the challenge of finding Chinese buyers as we are receiving about 15 inquiries per day with the same question.
There are different ways to go about it and I do not believe that there is one single golden rule.
I am passionate about real estate and this is my hobby. However I am a founder and CEO of a translation agency in business for 30 years. The simple most reliable way to obtain trust from Chinese buyers is to address them in Chinese language. If you are selling properties on regular basis, having a website in Chinese language will attract Chinese buyers. Once agreed upon sale, you will need to provide all legal documents in Chinese language as well. We have been providing real estate related legal translation for almost 20 years now, there are many foreign buyers in US and throughout Europe. Do not hesitate to contact me if I can be of any help.

Hi Sam,
New to BP but my company and I have been investing for a very long time. We have turnkey assets that are rehabbed and managed. If this is something that your investors might want to take a look at, let me know. We can set up a call if you like. Best
