How to connect with good wholesaler

Question

Hi .. For BRRR, I feel that finding off- market deal is the best way to find undervalued properties, however, I don't have the time or resources to find deals myself so I depend on wholesalers. My question is how to find good wholesalers in my area? I am in Memphis, TN.

We have some great relationships with local wholesalers here in Memphis, and have quite a few properties that are available now. We source these deals, run the numbers on them, and then send them to our out of state investor clients.

All of the above are good ideas. Also, I your target areas, anytime you see a "we buy ugly houses" type sign, text that number and let them know you are a buyer and would like be added to their list.  Im in Little Rock, Arkansas and this works for me here because a lot of wholesalers post signs at street corners, etc.

Join as many local Facebook groups as you can — that’s where I’ve found the most active wholesalers. Go to REI meetups if you’re local, and introduce yourself to as many wholesalers as possible. The goal is to get on as many lists as you can so you have strong deal flow. When you’re on multiple lists, you can see who actually controls deals and spot when deals are being daisy chained.
