Cash out refi on "subject to" purchase

Have any of you ever done this? Are there cash out refi rules on a sub 2? I may end up buying a property to BRRRR sub 2 and using my own cash for the rehab.

Seasoning should be on the loan...  loan should have been around for more than 6months.  With covid-19, talk to your lender and make sure you can get the cash out refi on an investment.
