My first Wholesale deal! Payday!!

My first Wholesale deal! Payday!!

Flipper/Rehabber · Wilton, CT · Member since 2015 · 4k+ posts · 4k+ votes

Hello everyone.

I wanted to be part of a success story and finally I can be!

I received my first check and I am very excited.

I have started marketing  in March. I got a ton of replies. But always something didn't work out. Always something that would prevent it from happening. So much has happened and I gave up several times.

Luckily when I give up, it takes just a few hours to realize that if I stop i will never really get a check. So I just sucked it up and picked up where I left off, but then, only harder, stronger, and more aggressive.

But I tell you, it is NOT easy to keep chugging when nothing works out. It was really hard. And I am not just some kid off the street not knowing what "hard" is. I have fought like you wouldn't even begin to comprehend getting where I am now, and having accomplished the things I have. Living on a small little island in Curacao, coming to the USA, as an international student, finagling my way up the most desired organisations on this planet, in my field.. which is hard to do as an American, even harder as a foreigner.  But sticking to this Real Estate thing.. THAT was hard. Mostly because you do not have all the control. Money is limited. And there is a lot of competition.

Many say "keep at it and you will make it". hmmm.. it is more than keeping at it. It is hustle as if there was a crazed monkey after your butt!!

Then it was time for my second mailing campaign. Everyone told me that the more you mailed the better the response... however that as not the case with me. The more I mailed the more people called me and demanded I stop bothering them.

When I say "everything was against me", you have no idea how much I mean this.

But I didn't give up. And now I am happy I didn't.

But I finally got one! We did it!! (I absolutely didn't do it alone)

This is by no means an incredible paycheck, but you know what? It doesn't matter!

It is just a number that tells me "I am doing something right".  This is really powerful.

Now I am rolling up my sleeves.. heck I am taking my shirt off, heck why stop there, I'll go naked if I have to! Deals.. watch out, I am coming for you! Be afraid! Be very afraid. There is a new monkey on the branch!

If you re a newbie and need help getting started, let me know. I have gone through hardships and disappointments to get here. I will definitely help.

Or you can read my blog as I tried to document every step I took to finally get one signed.

Good luck to you. And I hope you will be hearing more success stories from this monkey!

Awesome info Jerryll, keep up the hard charging and continue to raise the bar each and every time.  Thank you for posting your results and having that no quit attitude, you are definitely an inspiration to myself and others. I'll be looking for my second property over here in San Diego, CA.  It will be a challenge, but I'm up for anything, and we have to remember that if it was easy, everyone would be doing it.  And as always, no guts, no glory.

Congrats Jerryll! Thanks for posting your journey on BP, you asked the questions on my mind and probably on every new wholesaler's mind. Good luck with the next one!

WOW. I thought it was not at all a good number. I hear stories of people making 100K in a WS deal.  That makes me feel a LOT better.

    Thank you !

Thank you. Yeah, and you know what? Not only asking the questions here that helped me out, but al my interaction and shenanigans have caused a whole flock of messages and interaction and this is an indirect way o networking.

Forinstance I asked to partner with someone for a 50/50 split.

For every person that told me in public forum I was nuts , I received 3 messages in private that they are wiling and excited to partner with me for 50/50!

So there you go! I know people on here I talk to, and they are passively involved (i.e. just reading posts). They really should interact and start getting noticed. Make a name for themselves. It really helps. I am not a goofball on here for nothing you know. :D

@Jerryll Noorden IMO if you make 10k or more you did great!  100k is hitting a grandslam during the world series.  It can happen but it is not very common.  Also it is relative to what you are wholesaling.  If it is a lot with a tear down for new construction in a higher end area, 50-100k is more common.

Thanks for going into such great detail and going way beyond the hype. Really great, honest blog!

OK seriously. That is the most awesome (and only) blog review I got, ever.

Thank you thank you thank you!

Yeah, a little secret... there is like a 3 week gap in my blog. At one point I got SO frustrated, when my first really potential contract sign, the lady just vanished after telling me she will sign... man.. that did a real number on me. I just couldn't even write my blog!

But afterwards I picked it back up :D

Larry, really this is an awesome post, thank you for putting up the link to my blog.

    Thanks you sir!

Ahhh what an amazing and inspiring story Jerryll, thanks for sharing! I am a new wholesaler and would love to connect with you to share tips and ideas and see how we can support one another.  Myself and my partner did our first mailing this week and I definitely think consistency is key, so here's to wash, rinse and repeat until we can post our own success story on BP. Well done for sticking with it, it clearly has paid off! Here's to more successes in the future! :)

How did you put together your Buyers list?

     Hey Christina

    Thank you thank you :)

Yeah that list. Excellent question. That is the most important thing I think to get right from the start. A list mistake really is unforgivable!

I targeted absentee owners with high equity.

I tried the foreclosure list. (was absolute crap for me).

I tried the super expensive inheritance list, and it really didn't work for me. Now.. mind you everyone raves about that list, so I should give it an other go, but...

As of now I have to deal with 3 potential deals so I will be busy for the next month.. so that can wait.

My next step, and I will blog about it... is focusing on free leads. Internet!!! ranking!!! this is where it is at. Direct mail I think should only be used while you are working on your site to rank 1. The sooner you rank, the sooner you can stop direct mailing.

DM works, absolutely. But it takes away SO much time, so much effort to sort through the calls, and so much money!

So now I am working diligently on my sites!
