I am constantly amazed by the prices in other cities. For $889,000 I could buy 22 single family homes in my city, rehab them, and still have money left over to buy myself a nice used car.

Madison is "hip" all over. Milwaukee is only "hip" on the east side. Everywhere else is working class or lower income.

I don't put any stock in those figures.

94107 San Francisco - a 3 br for $ 2,970? Are they on crack? You're lucky, if you can get a 1 bedroom for that price.

According to Trulia, these are the 3 bedroom houses for rent in that zip

    3/1 $ 3890

    3/2 $ 4500

    3/2 $ 5150

    3/2 $ 5700

    3/2 $ 6000

and 7 more all the way to 13K

The cheapest property in that zip is a 3/2 condo for $ 889K. Everything else is above 1 million to 3 million

... and would be seeing ~20K/month in revenue!

Now where am I going to find someone to loan me $880,000 (I don't need another used car) so I can get $20,000 in revenue per month? :)

Lol...well as it should be obvious by my company's name, I'm the first person to yay a hipster! But, in this case, are you wanting hipster-specific areas only? Or are you asking about all markets, which ones have the highest returns? I can guarantee the markets with the highest returns aren't the hipster-filled zip codes (unfortunately!).

I know it's going to be a few years before the hipsters are going to move into the area that I'm investing in ;-)

It is just a discussion about one of Realty Trash's never ending string of stealth advertising press releases. Their press releases are highly unreliable and of no practical importance, they only exist to give Realty Trash name recognition and indirectly promote their foreclosure information service website. Maybe the first two zips are worth looking at for cash-flow investors, but even then, you're barely around 1%. I wouldn't look at any of these areas for buy/hold, without looking at doing a pretty targeted direct mail campaign for things like probate, foreclosure and other deals. That's just me -- nothing to see here, folks . . .

Hipster Revisited!!!  Having been spending time in New York our friends introduced to the Hipster Phenomena .driving over the Manhattan Bridge there was a giant line of traffic to get into Williamsburg. It is the hottest hipster area in NY  I first had to find out what a hipster was then was intrigued what was the impact on real estate .Is anyone targeting hipsters ?I know I am way behind the times

If that hipster area has rent growth and appreciation built in grab it anywhere.  It could have returns in the hundreds of thousands in as little as 10 years. Check the calcualtions for 3% rent growth and 5% appreciation. If you get in the next Brooklyn or Silver Lake area you will be stoked.

Let's say that hipster property is 320k and rents $2200 today, add in the above rates and in 10 years you gain $290k equity. Cash flow would be in the $800 per mo arena. Do yourself a flavor flav and get a hipster property today. It just might be the best investment you could ever make.
