Critique my rental listing

Hey folks.

I have had people show interest in my rental but I have not yet gotten someone to sign a lease yet. The lease ideally should start from May 1st.

I am working with a property management company.

Here’s my listing-

This looks awesome! and with 57 contacts already - that's a great sign. If youre working with a PM- are they the ones receiving applications? But after 15-20 days you should have some- otherwise it may be priced high. Pictures are great, price seems on point. No obvious flags we can see. Nicely done!

    This looks awesome! and with 57 contacts already - that's a great sign. If youre working with a PM- are they the ones receiving applications? But after 15-20 days you should have some- otherwise it may be priced high. Pictures are great, price seems on point. No obvious flags we can see. Nicely done!

    Overall, it looks really great. The only thing I don't like is that it one enormous on-going paragraph in the description. I would space it out to maybe 3 paragraphs to make it a bit easier to read. You got quite a few contacts but it's been on the market 2+ weeks. Is it overpriced for the area? Are you getting a lot of showings?

    The 1st picture on Zillow that shows for me is a terrible street-view picture and not the great photographs that your PM took. See if you can edit this.

    The property description while thorough is not written well. Check out this re-write below:

    The listing looks pretty good. Formatting the description would help, but I doubt that's preventing it from renting.

    I did a search of 3bed/2bath or larger and there are a lot of options, many of them cheaper than yours. I don't know the area at all, but you may be priced a little high given there's plenty on the market.

    Your PM should be able to explain the average days on market and justify the price. If they can't/don't, that may be a concern.

    I have had 5 showings so far. Other rentals for August in the area are priced $100-$150 more.

    -The first picture is bad
    -The description is very long 
    -I didn't see the tenant requirements you are looking for anywhere
    - Any feedback from the 5 showings as to why they didn't apply?

    Looks great! I will say i've seen a shift in what Rentors especially young professionals want to see as a description.

    Long paragraph descriptions seem to be of the past and it is preferred to see a smaller bullet point listed style.

    The agent should be the one on the phone or during a showing, selling the vision of a potential new home. ( of course the pictures as well)

    Overall is perfectly fine to me the way it is.
