Is rent by the room worth it?
Hello everybody, I am looking into buying a home and using it as a rent by the room property/househack. I am 21 years old and have just completed my first BRRRR project and have found that the cashflow is not something that would set me financially free as quickly as I would want it to in todays real estate environment. Since I am young and have the time to manage something like this I wanted to hear from people who have done it.
How much cashflow can I expect?
What kind of challenges have you faced?
Is management really difficult?
Have you found it to be worth it?
What kind of things to do you look for in a rent by the room property?

First at 21 years old , 1 rental property isnt gonna make financially free , not even close . It takes more than one and it takes time .
Second , renting by the room , what could go wrong ? You put 4 people in a house that dont know each other and have to get along . Who cleand the bathroom , the kitchen , whos tv is in the living room , does one play their music too loud ? Does someone work night shift , who gets the driveway to park ? How long can a boyfriend / girlfriend stay and how often ?
MOST OF ALL who is the referee ? Are you going to live there ?
I am from a family of 7 , five kids , 2 adults and it was fun , constant crazyness . Someone used all the hot water , this one didnt clean the bathroom , why are there dirty clothes piled over there . We had 2 referees , full time Mom and Dad . And we learned . you know what FAFO means .
