Is Las Vegas a good market to wholesale?

I'm based in Las Vegas and want to start wholesaling real estate here, but I've heard it's not a good market because it's too expensive for investors. Any insight on this?

I buy well below the median homes in specific zip codes in Las Vegas that I would want to hold longterm.  I stay out of north las vegas and most of the Eastside except Silverado and Henderson.  I only look to buy about every 6 months or so, so I look for properties that need light rehab or financial distress.  Mostly class A- and B properties, I have one C property in Spring Valley.

I haven't found anything older than 1980 that I would buy.  Prefer tile roofs and low HOAs.  I only consider condos if I can verify HOA laws with renters and I won't buy in an HOA over $200 (which is hard to find now).   Max I will pay for a 3/2 is about $350k.

Anything outside of that criteria would have to be much larger margins.

To find out if there are a lot of flipping activity, you can go to zillow and search the zip code you want to target. Then, search for homes recently sold at a substantially lower price than the average home sales price.

Then go to new listings, and look to see if any of those homes have recently been flipped. If you are seeing flipping activity, it's a good market to WS.

Its all about getting deals, Now all due respect, you live there and you are asking if its a good market to flip....... You are not ready to even look for deals, ( you do not know whats a god deal ,,,,,, YET ) Go to your local RE meeting and connect wth those that are doing deals, .EVERY market is good, its all about pricing,
