Whats the best lead generation?

Question

New to Real Estate and trying to find the best way to create leads and reach people about investment properties. My coworkers say Facebook but it seems so saturated and a lot of bots. I've tried posting on Craigslist and Instagram but nothing really yet. What's some ideas or things I can look into to build my investor list.

Drive around your area and find homes that are currently being remodeled (big dumpster outside, several crews/contractors) get out of the car and see if the investor is there if not talk to guy in charge and network with them.

There are some big names out there , like Batch Leads, who allow you to subscribe and pull the set number of leads per months, based on the criteria you select. There are also niche lists that you will have to do some research and leg work to pull, like government code violation lists. These are harder to get, but yield higher results. There is no magic to it, but lots of work and research needed to figure out what you can pull from where. Hey Mason! I suggest you join a ton of FaceBook groups in your area. I have had luck reaching out directly to people who are active in the groups through FaceBook messenger. If they are serious about their business they will get back to you in a timely manner.

Figure out what actually works, start by driving around, then start looking at county level data like probate notices, liens, etc. Use something like Propstream to sanity check the property info. At some point, automate those workflow using something like Goliathdata. Don't buy anything upfront, know what generates revenue for you first.
