There's so many wholesalers here, so much competition. Has anybody had success wholesaling in this market?

    Hey Jake,

I’m here to help. We’re actively looking for a ton of properties in the Tampa Bay/St. Pete area, so I know there’s still room to make it work. The key is staying consistent and moving fast when a deal pops up. If you ever want to swap notes or talk buyers, happy to connect.

I'm actually a buyer looking for new wholesalers to get deals from. But every time I post something like that, its taken down. Figured I would try this to see if wholesalers in the area would respond. With that said, I'm on your list already. Unimpressed

The deals are as bad as it gets from a wholesaler in our market unfortunately. 100k spreads with grossly underestimated rehab costs. I don't respect people/companies who send out bad deals. It either means you don't know how to do deal analysis, which means you shouldn't be in the industry. Or you know its bad and you're trying to sell someone a deal they will barely make money, breakeven, or lose money on.

      No respect for either one

Yes, I closed several virtual deals in the Tampa MSA. However, I would say that recently haven't targeted the area just because the median sales prices are so high. Much of the distressed inventory with equity was turned over from 2018 - 2022 and then prices started increasing. This is causing several investors to compete for a small cohort of properties.
