One piece of advice my mentor always drilled into me: keep it simple. Drive for dollars. The distress you’re looking for is usually right on the street in front of you.

Don’t overthink it. Drive by, stop, knock, try to talk to the owner. You don’t need fancy signs, mass mailers, or complicated systems to get started. Just consistency.
