Here's what happened when I replaced my VAs with an AI cold caller

I got tired of burning through VAs that quit after two weeks, so I built an AI voice agent that cold calls property owners on autopilot.

Some stats after ~12,000 dials:

  • 177 interested leads
  • 1,435 callbacks
  • Closed thousands in property deals sourced entirely from AI-generated leads
  • Runs 7am–7pm + weekends, never calls in sick
  • Leaves voicemails when no one picks up
  • Qualifies sellers and books walkthroughs without me touching anything

Here's the part that blew my mind: while you're sleeping, eating, or closing a deal across town, this thing is still dialing. It made 800+ calls yesterday alone and I woke up to 6 interested sellers

The dashboard screenshot above is from my live system. It dials through DealMachine/PropStream lists automatically and logs everything — outcome, duration, call recording, summary.

Biggest surprise: the callback rate. People call back a voicemail from an AI that sounds human, and by the time they're on the phone they're already curious.

Still iterating on the script daily based on real call transcripts. Happy to answer questions about the tech stack, what's working, what's not.

WHAT does that mean?  Did you close $999,000 or $2,000?  How does that compare with VA results? How do all the “stats” compare?  From the information you provided I have no idea as to whether this was a huge success, a huge failure, or somewhere in between.

            Don is right, need more info to judge.

            "Interested" is subjective. Even some of our metrics in my screenshot from our monthly stats are subjective. What matters to me is when owners come to me and tell me how our voice agents changed their business and tell me about the deals they did that they otherwise would have missed.

            All i do now is software after 4 years building tech and 12 years investing - voice agents, automations, CRM, data, and AI.

            I recommend using voice agents on inbound and followup, so cost per contract and other metrics aren't best suited IMO. If you're doing cold outbound, you better at least know how the TCPA views everything...

            I look at voice ai in terms of comparing it vs human labor. We all know we're supposed to follow up with leads "til they buy, or die"...but most of us dont do it...because it sucks. The ones that don't want to have a leaky bucket typically hire a followup specialist ( or lead manager, ISA, VA , or whatever ) .

            When i compare output NOW with voice ai vs when i had 6 full time salaries in followup / lead management and 3 acquisitions reps...we can do BETTER now for 20x less cost. Its insane.

            Most of our initial clients were the big dawgs because they had the teams and budgets to try the cutting edge things. Now we're getting more and more members each month that are solo operators and small teams, because the leverage is becoming so clear.


            Happy to go deeper on the follow-up/labor-cost math, ai agent scripting and frameworks,  or even  the TCPA side if it's useful to anyone here!

              Good challenge. 'closed thousands' with 177 interested leads out of 12,000 dials doesn't actually tell you the conversion rate or deal size, which is the only thing that matters for comparing against VA performance. Would be genuinely useful to see cost-per-deal and average profit per deal against whatever the VA baseline was, since raw call volume alone doesn't say much either way.

            How are you screening against dnc lists, and complying with tcpa given ai voice is treated same as sms for tcpa purposes.

            As a wholesaler-wanabe myself I built Fastrespones.ai for that purpose originally. You can do inbound and outbound with AI or Human. We have a mass outbound AI calls and Texts but you should only use it with contacts that opted-in... That being said it takes a lot of calls to probably get one sale. 1000 calls may get you one or two leads if your list is good. 
            We do have a free trial but it won't get you 1000 calls free...

            Interesting results. The volume and consistency are hard to argue with. Curious how it handles more nuanced objections or negotiation moments, where a seller's hesitation isn't a script issue but something more personal. That's usually where I've seen human callers still have an edge, but genuinely curious if you're seeing the AI handle that well too.

            The tech is impressive, but I want to push back on something: the dialer is only half the equation. The other half — and honestly the harder half — is the data you're dialing.

            If your AI is calling through DealMachine or PropStream lists, you're calling the same owners every other wholesaler in your market is calling. Those lists get scraped, aggregated, and sold to hundreds of investors. Your AI might be faster than a VA, but it's still hitting the same exhausted leads.

            The real unlock isn't better dialing technology — it's exclusive data access. I pull my leads directly from county public records: tax collector delinquent lists, code enforcement violations, probate filings from the clerk of court. These aren't on PropStream. They're not on BatchLeads. They're raw county data that takes manual work to cross-reference, but that's exactly why nobody else is using them.

            When your AI calls a tax-delinquent owner who also has code enforcement violations — someone who's been getting letters from the county for months and ignoring every other wholesaler who found them on an aggregated list — the conversation is completely different. They're not hearing from the 10th wholesaler that week. They're hearing from someone who clearly did their homework.

            The combination is powerful: exclusive county data + AI dialer = calling motivated sellers nobody else is reaching. But AI dialer + same lists as everyone else = expensive way to get ignored.

            Food for thought as you scale this.
