Hi how is everyone? I just have a quick question. Do you have any advice or guidance on what i should look out for and pay attention to while wholesaling real estate out of state?

One thing I’ve noticed with out-of-state wholesaling is that the operational side becomes even more important than the marketing side.

A lot of people focus on pulling lists and generating leads, but the real bottlenecks usually show up in:

  • local market knowledge
  • speed-to-lead
  • seller communication
  • follow-up consistency
  • boots-on-the-ground relationships
  • and disposition reliability

The operators who perform best virtually usually have very strong systems around acquisitions and follow-up, not just lead generation.

Especially when you’re not physically in the market, organization and communication quality become a huge competitive advantage.
