I've been providing skip tracing and lead generation services for real estate wholesalers for a few years. Lately I'm noticing slower client response and less demand than before. Curious what's working for everyone right now. Are you still using skip tracing to find owner contact info or have you switched to other methods? What tools or strategies are getting you the best motivated seller leads these days?

Skip tracing is still useful, but many investors are getting better results by combining it with networking, referrals, and direct relationships. I’m focused on connecting with active buyers and currently have access to off-market opportunities in Florida. Interested to hear what strategies are working best for everyone this year.

Skip tracing is still worth it but the bar on data quality went up. A mobile number tied to the owner's name on a recent record is what moves. The issue is most list services are pulling from the same aggregated sources, so the contact info is the same across vendors. The edge is upstream, in how fresh the underlying lead list is before you even run a trace.

Completely agree on the upstream edge, the list quality before skip tracing determines everything downstream. Most people optimize the skip trace and ignore how stale the underlying data is. Freshness is the real moat

Carson Nordmann and Paul Olusola are right that freshness is the moat. But I think the conversation stops one step too early. Everyone's asking "how do I get fresher lists to skip trace?" when the real question is: why are you skip tracing at all?

Skip tracing assumes you already have a list of people you want to call. But if your list came from a vendor who got it from an aggregator who got it from a county recorder's website — you're three middlemen removed from the source, and the data has gone stale at every handoff. That's why your skip trace results are getting worse. It's not the skip tracing. It's that the underlying list is 6-12 months old by the time it reaches you.

Here's what I've been doing instead: going directly to the county source and eliminating every middleman.

Every county in the country has three departments that publish public records showing motivated sellers:

    1. Tax Collector — publishes delinquent tax lists (owners 1-2+ years behind)
    2. Code Enforcement — publishes violation records (tall grass, structural issues, abandoned vehicles, unpermitted work)
    3. Clerk of Court — publishes probate filings (estate situations where heirs need to sell)

When you pull directly from these sources — not from a list vendor, not from PropStream, not from BatchLeads — you're getting data that was published this week, not data that was aggregated six months ago. That's the ultimate freshness advantage.

But here's the bigger shift: when you cross-reference all three county sources and find the same property appearing on the tax delinquent list AND the code enforcement violation list AND the probate filings — you don't need to skip trace to figure out if they're motivated. Three separate county departments have already told you this owner has problems they can't solve. You're not cold calling a random homeowner hoping they want to sell. You're reaching out to someone whose distress is a matter of public record.

Mujahid, as someone providing skip tracing services — this isn't a pitch against your business. It's an observation about where the market is heading. The wholesalers who are getting results aren't optimizing their skip trace. They're asking whether they need to skip trace at all when the county data gives them the answer before they even pick up the phone.

The skip trace isn't dying. But the list services that feed it are becoming the bottleneck. And the wholesalers who figure out how to go direct to county records — the actual source — are the ones who won't need to wonder why their leads went cold.
