Guru Rabbit Hole
Hello everyone, I am Jake. I am 20 and new to wholesaling. I've seen all these guys online like Zach Ginn, Richard Taylor, Camm Olivera, among other wholesalers' videos and I simply am stuck in analysis paralysis a deer in headlights. I feel like I've learned wholesaling by the book but haven't really understood how to connect it to action. I would love to connect with someone to talk with 1 on 1, and really get me on track rather than me fall into YouTube rabbit holes. I am located in Connecticut and would like to wholesale in Hartford and the Greater Hartford Area.

First of all, wholesaling is hard. I started 10 years ago and it was hard back then. Starting now is definitely an uphill climb. So dont let the Youtube gurus convince you that anyone, anywhere with $17 bucks can do it. They cant. Most of the people who start will eventually quit. Not trying to discourage you, but wanted to give you some perspective as someone who has done the thing you're trying to do.
Wholesaling isnt rocket science. It consists of two main pieces. Marketing to find deals and marketing to dispo them. So the place to start is at either end of the transaction. Either start with looking for buyers, finding out what they buy and where OR start with looking for motivated sellers. Its not that complicated. You dont need a 1 on 1 sit down with anyone. You need to get a title company and get a contract because wholesaling doesnt happen without either of those. Then you need to spend 80% of your time looking for people who want to sell their homes at a discount. You can call them, text them, send direct mail, knock on their front doors, buy PPL leads or set up PPC. Depends on your budget. But thats the roadmap. You dont need more information, you need to actually do something. Wholesaling happens in the field, not behind a computer screen.
