Hey all — working Valencia / Vizcaya / Coral Pointe in Delray Beach 33446. Mostly out-of-state owners from NY/NJ with 10-31 years equity, verified still own via PAPA.
Getting wireless numbers (TruePeople 2025-2026) but first-text reply rate is ∼10%. Sent 6 this week, 2 follow-ups.
For those doing SMS in FL:
- How many follow-ups before you stop? 2? 3?
- For 70+ owners (like my list), do you call or text first?
- Anyone having better luck with mail for 33446?
Would love to hear your 3-touch script that gets a callback without sounding spammy.
Thanks!
10% on the first text is a healthy number, so the list is fine. The money is in the follow-up. In the accounts I run, most qualified conversations start on touch 3 or later. The cadence that works for us: touch 1 names the property; touch 2 goes 3-4 days later, shorter, different angle; touch 3 about a week after that with a polite exit line ("if not, I'll leave you alone"); touch 4 two to three weeks later. Then stop, and put non-responders in a pool to contact again in 90-120 days with new copy. That recycle pool ends up being the cheapest leads you'll get. One more tip for long-held out-of-state owners: mention that you know they've owned it a long time and aren't local. "Tired of managing it from Ohio?" gets more replies than a generic offer.
Update: Just to add — my list is 70+ yr old owners mostly, avg 15-20 years equity. Example: 7916 Coral Pointe Dr, 15354 Strathearn Dr. Are you guys calling these or texting first? Wondering if my generation hates text.
with 6 sent there isn't enough data yet to know what works, so i'd set it up so you'll know in a month. log every touch on the lead (channel, date, reply or not) and give every lead a next touch date. after ~100 owners you can see reply rate by channel and by touch number instead of guessing. the cadences that hold up usually run over weeks not days, something like text, call a few days later, mail at 2 weeks, then monthly, and stop when they say no, not when you get tired. for the 70+ owners i'd test call-first on half the list and text-first on the other half and compare. also worth checking florida's telephone solicitation rules before you scale sms, they're stricter than the federal ones
Thanks Amr — really appreciate this. You're right, 6 is too small. My plan is to get to 100 verified still-own in 33446 by month end and log channel/date/reply like you said.
For the 70+ split test — good call. My list is mostly 71-84 yr old, so I'll test: half call-first tomorrow morning, half text-first Tuesday. Will report reply rate back here.
On Florida rules — are you referring to the FL mini-TCPA requiring written consent for auto-dialed SMS? I've been sending manual 1-to-1 texts only, no bulk platform — is that still considered solicitation if I include opt-out? Would love your take.
Thanks again — will update this thread at 50 and 100 touches.
Jack T. — appreciate the straight talk, you're right. 6 is not even out of the blocks, 100 is still just getting data. Not pretending otherwise. My 6 this week was just to test my Valencia/Vizcaya/Coral Pointe 33446 filter + PAPA still-own check + wireless number match (TruePeople 2025-2026) before scaling.
Plan now based on Amr's advice above: Get to 100 verified still-own by month end, log channel/date/reply + next touch date per lead, run 70+ split test half call-first vs half text-first (list is 71-84 yr old). Cadence over weeks: text → call few days later → mail at 2 weeks → monthly. Then evaluate reply rate by touch number.
I know SMS volume game takes thousands — starting with 100 to learn what gets callback in 33446 without sounding spammy, then scale. Will update this thread at 50 and 100 touches with actual reply rates. Thanks for keeping expectations real.
Your numbers are actually solid — a 10% reply rate on cold text is respectable, and two follow-ups is just getting started. Most wholesale deals close on the 5th to 8th touch, so the money is in the follow-up sequence, not the first text. Vary your channels: text, then a call, then a handwritten-style mailer, then circle back in 60-90 days — motivation changes with life events. Keep every lead in a simple CRM so nobody slips through the cracks, and stay consistent for months, not weeks. One caution: with texting, stay inside TCPA rules and honor opt-outs immediately. The wholesalers who win your farm area will be the ones who follow up the longest, not the ones who text the most people once.
Thanks Ametria — this is super helpful. I was about to stop at 2 follow-ups so glad I asked here.
So your sequence is something like: Day 1 text, Day 3 call, Day 7 handwritten-style mailer, then 60-90 day circle back? Are you seeing life events (health, taxes, etc) trigger motivation more in 33446 on that 60-90 day return?
I'm logging everything in a simple sheet now: address / owner / NY or NJ address / wireless / touch date / channel / reply. Planning to run this 5th to 8th touch like you said and report back.
Appreciate the TCPA reminder too — I've been doing manual 1-to-1 with opt-out language "Reply STOP to opt out" — keeping it.
Thanks again!

Zeeshan thanks — this is exactly what I needed. My list is 10-31yr NY/NJ absentee in Valencia/Vizcaya 33446, so that "Tired of managing from Ohio?" angle is perfect — I'll use "Tired of managing it from NY?" version.
Love your cadence. So for my sheet:
Touch 1: "Hi, about in Valencia..."
Touch 2 (Day 3-4): shorter, different angle — maybe tax/insurance angle?
Touch 3 (Day 10): with polite exit "If not, I'll leave you alone"
Touch 4 (Day 25-30): last touch
Then recycle 90-120 days with new copy — that recycle pool being cheapest leads is huge for me, saves skip credits.
Quick question: For long-held NY owners in 33446, do you mention years owned ("I saw you've owned since 1999") in Touch 1 or save for Touch 2? And for Touch 2 different angle — what converts better for you, property condition or tired landlord relief?
Thanks again — implementing this today, will report back at 50 touches.
@Muyees Ayilara Since you're already checking PAPA to confirm they still own, it's worth also checking the tax collector and code enforcement records for those addresses. Owners who are behind on taxes or have an open violation are often the more motivated ones, so they could be the first group you try calling.
@Dan Worth Thanks Dan — exactly what I switched to this week. Was skip tracing first, then checking PAPA/Clerk after and wasting credits (example: 6663 Bristol Lk S Delray — list said 2002 sale, PAPA showed 2020-06-12 new owner, old owner gone, credit wasted).
Now my flow is: 1) Filter 50→38 (out-of-state + 20yr+), 2) PAPA + Palm Beach Clerk before skip, 3) Code/Tax check like you said, 4) Skip ONLY final. Built 7-column tracker: Property_Address / List_Name / Pull_Date / Last_Sale_Date_On_List / Last_Verified_Sale_Date_PAPA / Action_Save_Credits / Notes — now when same address comes back next month, 5-sec check, no re-work.
Quick question — for Delray 33446, do you prioritize Tax delinquent first or Code violation first for first call group? My farm is Valencia/Vizcaya/Coral Pointe, mostly 70+ out-of-state NY/NJ.
Don't stop at 2. Most sellers who get lost never actually say no. They say 'not right now' and then never hear back. Give the 'maybe later' replies their own tag and a text every few weeks, separate from the people who never answered at all. How are you keeping those two groups apart in your sheet?
Ikram — appreciate this! Super helpful.
You're right, I was lumping both groups together in one sheet. Splitting them now:
NA = 3 touches then monthly
MAYBE LATER = own tag + text every 14 days
Quick follow-up — for Delray 33446 Valencia/Vizcaya/Coral Pointe 70+ NY/NJ owners, are you doing call first then text after VM? I'm getting ∼10% text reply on first text, thinking call-first might be better for this age group.
Also — do you keep maybe-laters in same campaign or separate campaign so NAs don't get same follow-up?
Thanks again for the tip — implementing today on my 4 KEEP leads from this farm.
Glad it helped. On call first vs text first for 70+ owners in those communities, I’d go call first. That age group picks up the phone more than they text back, and 10% on a first text is already decent. If the call goes to voicemail, send the text right after while your name is still in their head. Try it on half the list and compare.
Separate campaigns, always. If maybe-laters sit in the same campaign as the no-answers, sooner or later someone gets the wrong message, and a “maybe later” who gets a “we haven’t heard from you” text feels ignored. Two campaigns, two tags, and the moment someone replies, pull them out of both.
How many of those 4 keeps said “maybe later” versus just never answered?
@Ikram Khan — This is gold and fixes my TruePeopleSearch problem.
You said don't stop at 2 — most say 'not right now' then never hear back, give maybe-later their own tag + text every few weeks separate from never-answered — I'm implementing that today.
Splitting now:
NA = 3 touches then monthly
MAYBE LATER = own tag + text every 14 days
You asked how many of my 4 KEEPS said maybe later vs never answered — good question: Right now 0 of 4 are contacted — they are still in my MAYBE LATER Letter Only bucket from my 12-column tracker (13703 Plaza Mayor NY Trust 14yr, 13708 Plaza Mayor NY Trust 9yr, 13643 Morocca OH Trust 8yr, 6410 Punta Rosa Canada 14yr). All 4 are Paid Current $0 Total Payable, early payer Nov, $0 homestead exemption = real absentee, so per Dan/Jimmy stacking = 0 problems = MAYBE LATER, not HOT — so I did NOT skip trace them yet, saving credits.
My issue before was exactly what you said — I was lumping NA and MAYBE LATER in one sheet and one campaign, and I was texting first with TruePeopleSearch wireless numbers (2025-2026) getting 10% reply. For Valencia/Vizcaya/Coral Pointe 70+ NY/NJ owners, TruePeopleSearch never gets their real cell — it gives old landline or 2019 number.
Per your advice + Jimmy's trustee tip — for trusts, skip the kid trustee, not the parent — so for my 4:
13703 Corsair Trust — find kid trustee in Hewlett NY
13708 Gould Trust — 65 Stuart Dr Syosset — trustee likely kids after 2025 $10 deed
6410 Canada — kids hate paying FL taxes from Dorval QC
Then call first vs text first for 70+: I will do what you said — call first (that age group picks up more than they text back), if voicemail → send text right after while name still in head. Test half list call-first vs text-first and compare. 10% on first text is already decent per you, but call-first should beat it for this age.
Separate campaigns always — so maybe-later doesn't get "we haven't heard from you" NA text and feel ignored. Two campaigns, two tags, and when someone replies pull them out of both.
Thanks again — implementing call-first + trustee skip + 14-day maybe-later tag on my 4 KEEP today.
That checklist is better than most wholesalers’ systems. Nice work putting it all in one page. One thing to watch when you run it: the first time a maybe-later replies, pull them out of both campaigns the same day, or the 14-day text still fires. Come back and tell us what call-first does to that 10%.
@Ikram Khan — Thank you! Means a lot — built this checklist from your call-first + 2 campaigns framework from my last thread.
You caught the exact bug I would have hit.
Updating my SOP now — Step 10:
MAYBE LATER campaign = own tag + text every 14 days — BUT — first reply (even "not now" / "maybe later") → pull out of BOTH campaigns same day — move to HOT / Warm / Not Now bucket — manual follow-up only. Otherwise 14-day auto-text still fires → spam flag → opt-out → carrier block. Exactly what you said.
NA campaign = 3 touches then monthly — same rule — any reply → pull same day.
Adding to tracker: New column "First_Reply_Date" + "Pulled_From_Auto_Same_Day_Y/N" + "Campaign_Status_Manual_Only" — so I don't miss it.
Call-first test update: My list is mostly 70+ Valencia Falls / Coral Lakes / Vizcaya — TruePeopleSearch wireless 2025-2026 but first-text reply ∼10% (6 sent this week, 2 follow-ups). Switching to your rule: 70+ NY/NJ — call first (they pick up), if VM → text right after. Will test 50/50 split — call-first vs text-first — and report back if that 10% moves to 15-20%. Your tip about skipping kid (40yr cell) not parent (70yr landline) + trustee = kids more open — implementing that too — should fix TruePeopleSearch dead numbers.
Thanks for catching that — that one fix saves the whole MAYBE LATER bucket from getting flagged.
@Malik Danish Ali — thanks Malik — 10% felt low but good to hear it's healthy for 33446 absentee 70+. I track touch date / channel / reply status now in my own sheet — separate tag for "maybe later" vs "no-answer" — that was the leak — sending same message twice. I built it off my PAPA filter so only HOT get skip — 8% waste now vs 60% before. Will keep your $49 sheet in mind if I need to scale — appreciate the offer — will DM if I hit bottleneck.
