Door hangers ..targeting neighborhoods and distribution questions

Does anyone use door hangers? I ordered 1,000 of them and am trying to determine the best way and places to distribute them. What type of neighborhoods would you target? What criteria? What times do you put them out?

Do you try to knock on doors if you think the person is home or do you just put on the hanger and leave even if you know they are home?

I am considering hiring out the distribution process, however I do find walking a neighborhood and door knocking is a) fun and b) a chance to learn a lot. I have not gotten a deal yet but I do enjoy it. I’ll probably hire it out for the most part and occasionally distribute myself. The 1,000 is a test order, if I like them I will place a bigger order.

Last question, if anyone has had great success with these what design did you use?

    @Eric F. I tried door hangers in my early days of being a real estate agent since the cost was so low.  I had no idea though how labor intensive it was.  You will be very surprised how long it would take to distribute all the door hangers. You can also hire it out, but there is a good chance they will not actually get delivered.  I found that postcards with every door direct mail was just a much more realistic option.

    @Eric F. It has been a couple years since Ive done it so I dont recall perfectly, but I reckon it was somewhere like 30-40 per hour.

    @Eric F.  I grew up doing this its how my dad got all his leads in the 60's. and 70's

    how many you can get out is directly related to how big the lots are.

    like in San Francisico row houses were there is a door every 25 feet you could get them out with great frequency your working a neighborhood with 1/4 acre lots it will be a slow go.

    My dad got me my brother and 3 or 4 of our friends that wanted to earn 10 bucks on a sat morning and we were the delivery system..

    past that he then went to the salvation army and YMCA  early in the mornings when they kick out the folks that flopped for the night  you catch them leaving and offer them 25 bucks to work for the day... they called it passing paper...

    We found someone local to put them out for 10 cents each. She's a professional, I'm sure if you google it you'll find someone in your area. 

    To put out your 1000 hangers, it would cost you $100. Seems like it would be worth it to save you a lot of time.

    She goes out during the day when people are at work. Some decent leads come out of it, but be prepared to get some angry phone calls as well.

    @Eric F. what was the outcome of your door hangers? What was the conclusion, lessons learnt? How many leads?
