...with some meat, not the usual pan over that I see everywhere with all these other courses reviewed here. You can spend $497 or $1497 and still get the same frustrations. I've seen plenty of suggestions on wholesaling, but no meat and potatoes on strategies to build a buyer's list, negotiating or how to find these 'great' deals everyone talks about. I need cash, not a rental property with tenant and cash flow problems right now. I know some basics from reading, but haven't seen much more in details here or in searches at my public library. Any suggestions on getting the details of this niche investing strategy would be much appreciated, especially if it is an affordable resource for a change. Thanks.

Because I don't like the "Note from Admin" that is in this quoted post, but I like the spirit of the post, I went to the trouble of hyperlinking all of the old links to where the BP forum database "thinks" those posts belong. Click away!

I hesitate to recommend a course, because the hype always turns me off. I did hear Larry Goins speak not too long ago. He was selling his guru product:

    Ultimate Buying & Selling Machine

I didn't buy it, but a lot of people at the meeting did. Anyway, he's definitely focused on wholesaling. You could search the web to see what other people think of his course. The price is around $700. I don't know exactly what you get in the course, but he did address your specific questions in his talk. He's the same guy who wrote some of the articles posted here at biggerpockets:

    http://www.biggerpockets.com/articles/

Maybe some people here have it and will comment on it.

I have Larrys' course. That is the only course I have. He talks a good game and I'm sure his program does work. The bottom line on any course or anything in that matter "You get what you put in" A friend of mine owns about $6,000 worth of courses from ron legrand, get the deed people, charelton sheets, and countless books. He has never purchased an investment property yet, and I don't see him purchasing anything in the future. I purchased the ultimate buying and selling course because a friend told me about it. Do your homework on any course before you buy. but remember these guys job is to sell sell sell. wish I could help more.

Another thought is to look to your local real estate investment club. Mine has lots of material available for members to check out. Mostly it has books, but there are also some courses and audio programs. Might be a good way to get a lot of different material without spending a lot of money.

For an excellent course on wholesaling, why not read
the last 3 months of Ryan Webber's posts on this forum?

    No...I'm serious!

Have you been reading what that man has been
freely contributing to the forum on this topic in the
    last little while?

His posts are so good, so knowledable, so insightful
that I proposed creating an ebook out of them.

And with him, you can post a question to him right
here on these boards and he'll answer.

Don't spend good money until you honestly can say
you "get" what he is telling people who ask questions.

Do you see what I mean, gang? 8)

Once a person has read and mastered what he says
in these posts, then they will be in a good position to

    1) know if they still need a course,
    2) be able to benefit from a course by understanding all the points
it makes because they will not be coming at the
    subject as a newbie, and

    3) know how much to pay for a course because they will be mentally comparing what they get here for free with "advice" that they
    have to pay for.

I will also suggest, Ryan, that we (me, you, Josh Dorkin, AllCash, others) begin to think of starting a conference call night with you either answering questions, or giving a brief talk, or interviewing some of the others from the forum.

This would be a subscription service, but we would keep the cost low
and I think many, many would benefit.

Let me quote my best friend, childhood chum and fellow real estate investor based in Minneapolis/St. Paul, who owns close to 400 properties.

    [b]

    [b]
    -Tom Balko, TJ2 Properties

Tom's quote is among the best and most accurate I have ever heard in the real estate industry.
It's a JOB! Is it that easy as the infomercials claim? NO
    Is it hard? NO
    Can anyone do it? NO
    Can you do it? YES
How? Common sense and an age old technique called...TRYING!!!

lol, now that one I like, Jim.

Tom is dead on with that quote. It is so true. Most people's problem is that they are not willing to commit for the long haul and work at it.

It can take years of diligent effort to build a business of any significance, and frankly most people are not willing to put in the required time, money, commitment, and dedication to EARN a successful business.

Yes, thanks Ryan for all the posts - I'm going to add them to my reading list. BTW, do you have anything on building your buyers' list? That seems to be the first step but not talked about nearly enough.

I also bought the Ultimate Buying and Selling Machine very recently and am just starting to get into. I'm hoping more people can give me an idea of how it worked for them. I was also approached by the company about the mentoring program and would love to hear if anyone has done that.

I know you don't get anything out of a course that you don't put into it and I understand the idea put forth by the quote "If you swallow a pill to lose weight or read a book to get rich... Real Estate Investing WON'T work for you!" but I know me and I have to start by learning from a book or something or else I don't know where to start.

I spent a year learning, reading, attending club meetings and such before I bought my first property. When I bought that property, the people I worked with were often impressed with my knowledge for such a newbie.

That's what I'm going to do with wholesaling - learning from 2 courses (also the Wholesaling for Cash by Judson and Lynn Voss from Get Real) for a while and then jumping in. I'm building my buyers' list first so need to learn some good ideas in that area.

I have picked up both steve cooks and venas courses on ebay and both seemed to be good material.

I have found it really hard to go wrong buying anything. The opportunity cost for doing nothing or making one mistake is typically far greater than any course could cost.

Ryan, so true, newbies hear the hype and get the idea that your million in real estate will happen in the first year. It might for .005%, so what makes them think they would be in that group? That is simply being in the right place at the right time and knowing what to do!

Where do people get the idea that building a RE business is easier, requires less education, committment and guts than any other other business?

Steve, I agree, sticky, great thread.

Ryan, I'll be reading your stuff that I missed, thanks Steve.

OP, do you know what questions to ask? What part of wholesaling do you have a problem with?

A distressed property with a motivated seller is where you will make your best profits, it's better to work on the buying side to save money on the deal than the selling side finding an idiot investor who will spend too much to make your profit! And if the property is in move in condition, why are you looking for investors to sell it to? Put a homeowner in there with an installment deal that they can payoff in three years and make even more!

In answering the original question, I would recommend Ron LeGrand's materials, that I am sure you can find on eBay. My business partner founded our company in 2002 reading his stuff, now a lot has happened in the market and with Mr. LeGrand since then, but the concepts you get out of his materials do work, you just have to run some ideas past your CPA and attorney, as you get going like we do on everything!

Expensive, but worth it on building long term wealth

    Ryan,

The BP site is run by software, and that means that things are pretty much systematic. Once you figure out the system, and how it works, it's just a matter of applying what you know

Please do tell if any of those links don't jive with what you had originally contributed.

And now I will pass along the other bit that I assembled for wholesaling:
    "Buyer's List How To Guide"

Great thread! Thanks for putting Ryan's links on this thread.....anyway to bookmark this?! And Ryan, you had the best explanation I've heard or read, about the difference between brokering a property and investing in a property. I LOVED your detailed verbiage!! Thank you! I've been educating myself for a little over a year, and am a single mom w/5 of my kids living with me. For three months, I've been using up my savings b/c support payments have temporarily stopped. Today, my brother, who I work for p/t, told me I need to get a second job and hang up REI for now. He apparently had his wife 'google' different things and told me what investors do is illegal, b/c we don't have a license. I told him some of what you said, and he said that there's a bunch of investors getting caught for doing this kind of thing. He was a successful commercial RE agent in the 80's and looks at real estate from that perspective. Anyway, I found your post to another guy who was told it was illegal. I plan to read it over and over....it was that good! When I went to post a reply for you, I realized I wasn't logged on and therefore, couldn't reply on the post. Sooooo.........once again, thank you Ryan :)
