looking to connect with investors in Indianapolis, IN and Toledo, OH,

Hey everyone,

I haven’t been here in a while, but I’m back and ready to seriously start investing.

I’m an investor based in Suffern New York, and I’m currently looking to invest out of state and eventually turn this into my full-time business.

Right now, I’m focused on two markets:
Indianapolis, IN and Toledo, OH, mainly for BRRRR and fix & flip opportunities.

I’m in the process of building my team and would love to connect with investors, wholesalers, agents, contractors, or property managers who are active in these markets and have experience doing deals there.

My goal is to learn from people who are already successful in these areas and build the right local team to start executing deals the right way.

If you’re active in either market or have experience there, I’d really appreciate connecting.

Thanks in advance.

Look into Columbus. Way better off-market brrr deal opportunities. Set yourself up so you can re-finance and snowball your money in the future.

I don’t personally own rentals in those areas but our research does show Toledo has been seeing 4.6% YoY rent growth which is a good sign.

It also has the highest rent-to-price ratio of any of the major metros right now at 0.63%, so there’s a good chance you’ll find some deals here where the numbers make sense.

Best of luck on building your team!

Welcome back to the community! Toledo is a solid choice. Smart move focusing on your team before diving into deals. Happy to connect and share what I'm seeing on the ground here.

Indianapolis can work well for out of state investors, but I would get very specific on the lane before you start building the team. BRRRR and flips need different contractors, different lenders, and different buy boxes, so I would pick one first and underwrite everything backward from the exit. Quick check is purchase plus rehab plus holding plus selling or refinance costs need to leave enough spread after conservative ARV, taxes, insurance, and a real reserve, not just look cheap compared to New York. In Indy, the neighborhood and block matter a lot, so I would not rely only on a wholesaler's rent comp or ARV comp without a local second look.

What price point, rehab size, and target exit are you looking for in Indianapolis?

I work with a lot of out of state investors on Indy deal analysis, financing strategy, and local execution support, so send me your buy box and I can point you in the right direction.

Welcome back to BP, sounds like you're in a good spot to start getting active again, especially since you're already thinking in terms of BRRRR and fix and flips. Between Indianapolis, Indiana and Toledo, Ohio, both can work for that strategy, but the real difference usually comes down to how strong your local team is and how consistent the deal flow is, because BRRRR only works if your rehab, rents, and refinance all line up cleanly without surprises. I'd personally pick one market first, get really dialed in on contractor pricing, rent comps, and exit assumptions before trying to juggle multiple areas at once. Also just something to keep on your radar, a lot of newer out-of-state investors I've seen are starting to look at Columbus, Ohio in the same category as those markets because it still has relatively affordable entry points, strong rental demand, and a steady base of jobs and population growth, so it can support both cash flow and appreciation if you buy right. Wherever you land, the biggest win early is just getting one clean, repeatable deal done with a solid team so you can scale from there.

You’re actually targeting two markets that a lot of out-of-state investors are looking at right now for BRRRRs and light flips because the entry prices still make sense compared to a lot of the Northeast. Indianapolis and Toledo both have solid pockets where you can still find off-market and under-valued duplexes and small multifamily deals, but the key difference is really your local team and how quickly you can execute once a deal hits your radar. Most successful remote investors in those markets lean heavily on a tight network of agents, contractors, PMs, and investor-friendly lenders to avoid delays and rehab surprises. If you’re building your team from scratch, focus on people who already work with out-of-state buyers regularly, that alone will save you a lot of early mistakes.

Hey Moishy, I've spoken to a lot of people who have invested in those markets and are now also looking in markets like Cleveland and Columbus and are seeing some pretty good success compared to the latter.

@Moishy Hoffman any updates on this? I've been looking in the Toledo area myself.

    Welcome to Real Estate Investing!

I think you are on the right track with building your team!

I'm originally from Kansas City and then moved to Memphis to continue my real estate investing. But before I moved physically into the market, I found that connecting with local professionals in the area for each division (title company, agents, contractors, etc..) made this investing strategy of Out of State Investing (Flips & BRRR) a lot smoother and profitable!

I continue to do this in Memphis and other markets as well. I would recommend the same for you. Feel free to reach out directly. I'm happy to help and share what I have learned along the way!

@Moishy Hoffman, from a tax side, since you're planning to operate in Indianapolis and Toledo while living in New York, you'll be filing nonresident returns in both Indiana and Ohio in addition to your New York return, and how New York credits you for taxes paid to those states is worth confirming now rather than after your first deal closes. Also worth knowing early, BRRRR and fix & flip get taxed very differently from each other, flips are generally treated as active, dealer-type income (ordinary rates plus self-employment tax), while the buy-and-hold piece of BRRRR gets more favorable passive treatment with depreciation, so mixing both strategies under one entity without a clear plan can create some messy tax outcomes down the line.

Since this is meant to eventually become your full-time business, entity structuring matters a lot more now than it would for someone doing this as a side project, whether you use one entity or separate ones for the flip versus hold activity, and whether an S Corp election makes sense once flip volume increases, are worth mapping out before you're managing deals across two states at once rather than retrofitting later. Happy to connect!

Toledo has been good to me! I started buying there in late 2022. A little tricky being out of state. Lessons learned the hard way. I will say, the sec8 tenant pool does not appear to be as strong as one would like. Only 1 of my 5 are sec 8 tenants. The voucher is about $300 less than FMR which still works out to be a good amount.
