Hey everyone, new here and excited to learn

Hey all, I'm Dax. I'm 19 and just getting started on my real estate investing journey. I don't have any deals under my belt yet, so I'm here mainly to learn from people who've actually done this and figure out what path makes the most sense for me. Right now I'm weighing house hacking, wholesaling, and buy and hold, so if you've got experience with any of those and don't mind sharing what worked or didn't, I'd love to hear it.

A little about me outside of investing. I own a company called Atkins Pavement Solutions. We do sealcoating, asphalt paving, crackfilling, and linestriping. I started the business young and built it up myself, and it's taught me a lot about running numbers, managing people, and playing the long game, which I'm hoping translates well into real estate.

I know being 19 with no deals yet probably puts me on the younger side here, but I'd rather start now and learn from people who've been doing this for years than wait around. So if you've got advice, war stories, mistakes to avoid, or just want to talk shop, I'm all ears.

Also, if any of you are investors with parking lots or commercial properties that need paving or maintenance work down the line, happy to help out. But mostly I'm just here to learn and connect with good people.

Looking forward to being part of this community. Appreciate any advice you've got.

@Dax Bradley Welcome to the BP community. It is great that you are starting at 19 and already have experience building a successful business. That entrepreneurial mindset will serve you well in real estate. I would also recommend joining a local REIA group as that is a great place to network, find mentors and learn from experienced investors. Wishing you all the best on your investing journey!

Welcome, Dax! You're getting started a lot earlier than most people, and you've already built a business. That's a great foundation.

I'd keep growing that business while learning real estate. The more income and capital you can generate, the more opportunities you'll have to buy good deals. House hacking is a great way to get your first property if it fits your situation, but there's no rush. Keep learning, keep saving, and be patient about your first deal. It'll set you up much better over the long run.

Good to see you starting this early, especially already running a business at 19, that's going to help more than you'd think once you're comparing house hacking, wholesaling, and buy and hold.

Tax wise those three are worth understanding before you pick a lane. House hacking gets you into rental tax treatment on the portion you rent out, depreciation, expense deductions, the works, while the unit you live in doesn't qualify for any of that. Wholesaling is a completely different animal, that income is active and typically hits you with self employment tax on top of ordinary rates, so it's really more like running a second business than an investment strategy. Buy and hold sits closer to house hacking, passive rental treatment with depreciation, though as a W-2 or self-employed owner without real estate professional status, those losses will likely only offset other passive income at first rather than your paving business income.

Since Atkins Pavement Solutions is already up and running, keep that entity separate from whatever real estate structure you set up down the line, mixing an active trade business with rental holdings under one roof makes the tax treatment and liability picture messier than it needs to be.

    Happy to connect!
