Which platform offers fresher data for wholesalers propstream or property radar. Which one would you go with? I'm looking for a platform that has daily data updates. I need the freshest leads possible. My target market is South Florida.

I have tried both, I think it depends on the market you are targeting and the type of leads. What I would do is try both and separate the leads from each and see which one is better. Its a small investment to try both as one deal pays for them for a good amount of time

@Chris Seveney The types of leads I'm targeting are absentee owners, vacant properties, pre-foreclosures, tax delinquencies, and probates. My target market is South Florida, including Miami-Dade County, Broward County, Palm Beach County, and possibly Collier and Lee Counties.
I heard that PropStream updates this data on a weekly to monthly basis, whereas PropertyRadar updates the data daily, providing fresher leads. Is this true?

its very robust for those looking for land and other things other than vanilla leads.. I mean really robust and to us the money is made finding those pearls of land that can be developed

Honestly, “freshest” is mostly about the county, not the logo on the website. All of these tools are pulling from the same source data. If Miami-Dade, Broward, Palm Beach, etc only publish something once a day or in batches, no platform can magically update faster than that.
For what you are targeting (absentee, vacant, preforeclosure, tax delinquent, probate), some of that is naturally close to real time (new recordings, NODs), and some of it will always lag a bit everywhere (vacancy flags, probates that depend on separate court workflows).
Instead of guessing, I would do a simple head to head test for 2 or 3 weeks:
- Set up the same criteria in both tools for one county
- Every day or two, export or screenshot the “new today” or “new this week” count
- Spot check a handful of records and see which platform shows them first after they record
Whichever one consistently surfaces the stuff you care about sooner in your counties is the right answer for you. One deal will pay for that subscription for a long time, so it is worth proving it with a quick side by side.

On freshness: it's decided at the county, not by the logo on the tool. Miami-Dade, Broward and Palm Beach all publish lis pendens / recordings daily, and every platform (PropStream included) is just re-pulling that same county feed - so the real question is each tool's ingest cadence, not its feature list.
Easy way to test: this week, pull 25-50 records from Broward's official records site (officialrecords.broward.org - free, searchable by case number and date recorded), then compare when the same filings show up under "new this week" in your tool. If you see a lag, that's your answer. PropertyRadar tends to ingest faster than PropStream in FL, but verify it for your own counties - it changes.

@Mark G. I'm doing tax deed auctions in Broward and I scrape county sources directly rather than relying on any single paid tool. Here's what I've learned about freshness in South Florida specifically:
The county determines freshness, not the platform — but different county sources update on different schedules, and that matters for what you're targeting:
- BCPA (bcpa.net) — owner name + mailing address. Updates on the appraiser's cycle, not daily. This is what I use for seller letters because the mailing address is verified. - Broward Tax Collector (broward-tax.org) — tax delinquency status. This is the freshest source for "who's behind on taxes" because it IS the source. - Official Records (officialrecords.broward.org) — liens, lis pendens, assignments. Updates when the clerk publishes, usually same-day for recordings. - Clerk auction lists — for tax deeds specifically, the auction list is the freshest signal. It updates when the clerk publishes it (typically 30-60 days before auction).
For your absentee owner + vacant filter: BCPA has an "actual owner" field and a site address vs mailing address mismatch that flags absentee owners better than any paid tool I've tested. No subscription needed.
The paid tools (PropStream, PropertyRadar, DealMachine) are convenient for list-building at scale, but for South Florida specifically you're paying for aggregation of data that's already free at the source. If you're targeting 4-5 counties, the time investment of pulling from each county's own portal is maybe 2-3 hours/week vs $99/mo for a tool that's 1-2 weeks behind on some fields.
My workflow: pull tax deed list from clerk → cross-reference BCPA for owner/mailing → check tax collector for status → generate letters. Total cost: $0. Freshness: same-day as county publication.
