Hey everyone!

Checking in from Virginia Beach and the Hampton Roads area of Virginia.

I’m a real estate investor and licensed Virginia real estate agent serving Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, and the surrounding Hampton Roads market. I got into real estate investing first and eventually decided to get my real estate license as well.

Today, I own 4 investment properties totaling 5 rental units, including single-family homes, townhomes, and a duplex. My primary strategy is buy-and-hold real estate, with a focus on finding properties that offer a combination of cash flow, equity, appreciation potential, and opportunities to add value.

My goal is pretty simple: keep growing the portfolio every year.

Being both an investor and real estate agent in Hampton Roads has been a great combination. I spend a lot of time analyzing rental income, PITI, cash flow, ARV, rehab costs, comparable sales, and off-market or distressed opportunities rather than looking at properties strictly from a traditional homebuyer perspective.

I’m also a 20-year Navy veteran, so I’m very familiar with VA loans and military real estate in Hampton Roads. One area I'm particularly interested in is using VA financing strategically for owner-occupied duplexes and small multifamily properties.

I’m always interested in connecting with other Virginia Beach real estate investors, Hampton Roads investors, landlords, wholesalers, flippers, BRRRR investors, and small multifamily investors. I’m also happy to be a local resource for anyone looking at investment properties in this market who needs boots on the ground or wants another investor’s perspective on a deal.

Looking forward to learning from everyone here, sharing what I’m seeing in the Hampton Roads real estate market, and hopefully connecting with some other investors along the way.

Welcome to BP, @Ian Bertsch! I can relate to wearing both hats. I’m a real estate attorney and broker in Maryland, and I work with a lot of investors and landlords, so I’ve seen how helpful it is to understand the deal from more than one side.

I especially like that you already invest yourself. In my experience, the best conversations with real estate professionals usually happen when they understand not just the comps and numbers, but what it actually feels like to own and manage the property after closing.

Would be great to stay connected, @Ian Bertsch. I always enjoy meeting other professionals in the Mid-Atlantic who are actively investing and growing along with their clients.

Ian, you've built a nice overlap between the agent side and the investor side, especially since you're already analyzing deals through the lens of rent, PITI, cash flow, ARV, rehab, and equity rather than just resale value.

With four properties and five units already, I’d keep the agent business and the rental portfolio very cleanly separated from an accounting and tax standpoint. Commission income is active business income, while the buy-and-hold rentals generally fall under a different set of tax rules around depreciation and passive activity.

Since you're also networking with flippers and BRRRR investors, one tax point I'd keep in mind is that repeated flipping is generally active business activity. If the flip side becomes consistently profitable, an S-Corp may be worth evaluating depending on profit level, activity volume, payroll, reasonable compensation, and the overall structure.

There can also be a powerful planning opportunity when active flip income is combined with rental real estate. Depending on participation, depreciation, entity structure, and the passive/nonpassive rules, rental losses may sometimes help offset active real estate income. In the right fact pattern, taxable income can potentially be reduced very significantly, even to zero, but it has to be structured correctly.

Your VA background is also a real advantage for owner-occupied duplex and small multifamily strategies because you understand the financing side better than most newer investors.

Keeping the portfolio growing by one property per year is a solid pace if each acquisition improves the overall cash flow and equity position rather than just adding doors.

    Happy to connect!

Hey, I'm local too Virginia Beach. I focus on single-tenant net lease, mostly retail in the one to three million range, so a bit different from your side of the market. Curious what investor groups or meetups around Hampton Roads you'd actually recommend. Trying to meet more people doing this locally.
