Flordia market Starter investing advise!

Hey guys me and my wife who is currently a realtor in mn are planning on moving to Jax this January. We know nothing about the area and want to get into either flips or getting duplexes in the area we both still have our first time home buyer loans available so that would help I'm sure, what would be the best route or any advise to this market or markets that match this criteria would help greatly thanks for the advise!!!

    I am here in Florida and have been for over 30 years as well as own my business and deal with Real Estate and Financing. Most of my clients moving into Jacksonville tend to check out Arlington, West Side or Springfield. Best solution is to house hack buy a Multifamily live in it for 6-8 month and then refinance and move out to rent out both units. I just found one of my clients an "Off Market" Duplex last month because the seller reached out and did not want to list it on MLS to avoid his neighbors not being in his business. Strange but I guess if you want to keep it private or more of a "Whisper Listing" its goof for the buyer.

    Anthony, welcome to Florida real estate!

    I’m from Florida as well, and Jacksonville has definitely attracted a lot of investors because of the growth and variety of neighborhoods. One thing I’d suggest before jumping into a flip or duplex is spending some time understanding the specific pockets rather than just the city as a whole.

    For a first investment, I’d usually lean toward learning the fundamentals first: how to analyze deals, understand rents, estimate repairs, build your team, and know what a good property looks like in that market. A duplex house hack can be a great way to learn while reducing your own housing costs, especially if you can use owner-occupant financing.

    For flips, I’d be more careful starting out because the margin depends heavily on accurate rehab estimates, contractor relationships, holding costs, and knowing the resale market.

    Since you’re both moving to a new area, I’d spend the first few months building relationships with local investors, agents, lenders, property managers, and contractors before feeling pressure to buy quickly.

    Hey Anthony, I don't know much about the Jacksonville market, but I'm not too far in Orlando, and there is tons of duplexes in the area that can pencil out pretty well

    (have a good rent to price ratio), especially if you are looking in the Poinciana, Winter Haven, Lakeland, or even parts of Deltona/Eustis. If you have trouble finding any there, then it might not be a bad idea to explore those cities since they aren't too far from you, and since you could still get a commission if its listed.
