Hi everyone,

First-time poster here! I'm looking to connect with brokers, operators, and investors in the multifamily space.

I'm currently on active duty and have been fortunate to acquire three single-family rental properties in locations where I've been stationed. I've self-managed all three properties across separate markets, which has given me valuable hands-on experience in property management and operations.

As I continue to grow my real estate portfolio, I'm considering selling my single-family rentals as a portfolio to transition into multifamily investing.

I'm actively looking to build relationships with brokers, operators, and experienced multifamily investors. If you're working on deals, looking for partners, or willing to share insights on making the transition from single-family to multifamily, I'd love to connect.

    Hey @Michael Van Haaster, welcome to the BP Forum! What is your targeted price range/down payment amount for the MF? Are you going to do a 1031 exchange? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking for properties in Riverside or somewhere else?

      Hey @Michael Van Haaster, welcome to the BP Forum! What is your targeted price range/down payment amount for the MF? Are you going to do a 1031 exchange?        Hi @Jaycee Greene, I am still in the early learning stages but I would certainly be doing a 1031 Exchange and I would be ok with repairs or rehab as long as the area makes sense.

    @Michael Van Haaster, If your looking to scale and reinvest into larger real estate opportunities or tap into better markets, this is a good way to do it. We've worked with several active duty clients who followed a similar strategy and would buy investment properties wherever they were stationed and eventually would consolidate the portfolio via a 1031 exchange.

    If you are looking to do a 1031, you could do what we call a consolidation exchange. This would allow you to defer all of the tax and depreciation recapture on all of your investment properties and reinvest into any type of investment property in any state. Your idea of a portfolio sale might be problematic given the different geographies of the properties. And a portfolio sale usually requires a discount on the price. But it could work. 

    The key to a good consolidation exchange, if you have to sell them separately, is to try and keep the sale of your properties tight, and if that means making the purchase contingent on the sale of your old properties or adding extended closings. However you can do it, you want to make the sales of the old properties as close together as possible

    This is a very common move - from SF to MF.

    Great question and welcome! First off, thank you for your service. It sounds like you're already building a strong foundation since you've not only acquired rentals in multiple markets but also self-managed them, which gives you experience that a lot of newer multifamily investors don't have. One thing I'd suggest before selling the portfolio is running the numbers carefully on whether the equity, cash flow, and tax consequences of selling actually put you in a better position than refinancing or using those properties as leverage for a multifamily acquisition. The transition from single-family to multifamily is often more about learning deal analysis, capital stacks, and asset management than starting over from scratch. Building relationships with brokers and operators is definitely the right move, and I've found that listening to how experienced operators underwrite deals and manage renovations taught me more than any book ever could. Keep networking, ask plenty of questions, and don't be afraid to start with a smaller multifamily property if the right opportunity comes along. You're already ahead of many investors because you've successfully operated across multiple markets. Happy to connect and answer any questions you have!

    Welcome, Michael. Your hands-on experience across multiple SFR markets should translate well to multifamily; I'm also interested in learning more about how investors in the IE approach that transition.
