I'm Jon Jozefowski and I'm with Longhorn Investments, a direct hard money lender. I'm based in the Indianapolis area and primarily work with real estate investors involved in fix & flips, rental/DSCR properties, and new construction projects across Indiana and the other states we operate in.
I've spent nearly 10 years in real estate, starting out in wholesaling and have been helping buyers and sellers as a Realtor. I’m also on the investing side with flips and rental properties, so I’ve had the opportunity to experience the business from several different angles. Having been on the investor side, I understand there’s a lot more to a deal than just the numbers, and I enjoy being able to bring that perspective into what I do today.
I hope to be a resource and share some of my experience from both the investing and lending sides of the business. I’m looking forward to connecting with investors, others in the industry, and being a part of BP community!

Jon, you’re sitting in a useful spot because you’ve seen the same deal from three different chairs: investor, Realtor, and lender.
The part that jumped out at me was “there’s a lot more to a deal than just the numbers.” That’s exactly right. Two deals can look almost identical on paper and behave completely differently once you account for the operator, timeline, exit options, construction risk, liquidity, and what happens when the original plan breaks.
That gap between “the deal qualifies” and “the deal actually works” is where a lot of investors get hurt.
I spend a lot of my time building the operating layer around that gap, so I suspect we’d have some interesting overlap. Welcome to BP.
Thanks! I appreciate that and I agree. There are so many variables that can make or break a deal beyond what it looks like on paper, especially when things don’t go according to plan. That’s why it’s so important to have the correct systems in place and the right people lined up around you to help you succeed.

@Jon Jozefowski, I agree with your point about having the right systems and people around you, especially when a deal doesn’t go according to plan. From my side, that’s usually when the paperwork really gets tested. When the timeline changes, a contractor falls behind, a partner disagrees, or the exit plan shifts, I want the agreements and documentation to be clear enough that everyone knows what happens next.
I’ve worked with investors where the original deal made sense, but something changed along the way and we had to go back to the contract, ownership documents, or other agreements to figure out the next move. Those experiences have made me appreciate the people who think beyond getting the deal closed and prepare for what could happen afterward.
You’ve seen real estate from several different sides, @Jon Jozefowski, so I enjoyed reading your perspective. I’m a real estate attorney, broker, and investor in Maryland, and I see many of these same transactions from the legal side. Happy to stay connected and compare notes.
