What is the highest quality data source, and what has your personal experience been, on the comparison between appraisal values and actual sale price. How does that comparison changes for different asset classes, geographies, time periods, or other categories?

Welcome, @Michael Troy Giampa. With 700+ fix-and-flip appraisals, I'm curious about something from the other side of the transaction. Are there any property issues you regularly see investors overlook before they buy that later make their expected ARV harder to support?
I’m a real estate attorney, broker, and investor in Maryland, and I work with investors who are often making decisions based on what they believe a property can become after renovation. I’ve seen situations where the numbers looked good initially, but something about the property, title, intended improvements, or overall deal changed the picture once people looked deeper.
Your appraisal perspective would be really interesting to hear, @Michael Troy Giampa, especially since we both work around the DMV real estate market from different sides. I’m glad you joined the community and would be happy to stay connected and exchange perspectives.
