We just closed out Q3, and for the first time, SEO was our best-performing lead channel.

Not our biggest spend. Not our loudest channel. Our best.

Here's how it stacked up against Direct Mail, PPC and Meta Ads:

📈 #1 in gross profit: $216K from 9 closings

💰 Biggest average deal: ~$33.8K per deal, vs ~$16.8K for Direct Mail, ~$16.6K for Google Ads and ~$20.3K for Meta

🏆 #1 in net profit, because the channel costs almost nothing to run month to month

🔁 7 more deals under contract, worth another ~$170K in projected profit

For context, Direct Mail still brought in more leads and more closings, and we're not stopping it. But it cost us roughly $48K in Q3 to get there. SEO did more profit on a fraction of the spend.

Why SEO deals are better deals

A seller who finds you on Google isn't responding to your postcard. They went looking for a solution. They typed "sell my house fast" or "we buy houses in [city]" because they already decided they want out.

That means:

→ Higher motivation, less convincing

→ Fewer competing offers, because they called you

→ Better conversations, because they already read your process and trust you before the first call

Mail and ads interrupt people. SEO answers them.

Why most wholesalers miss it

Because SEO doesn't pay you this month.

PPC and Meta turn on the day you fund them. Direct mail hits mailboxes in a week. SEO takes months of content, local pages, reviews and technical work before the phone rings.

So most operators wait until they "need" it, usually when ad costs spike or mail response drops, and then discover they're 12 months behind.

The playbook

Start before you need it. The best time to start SEO was a year ago. The second-best time is this quarter.

Build real local pages. One strong page per market you buy in, not a thin template with the city name swapped.

Answer seller questions. Inherited property, foreclosure, tenants, repairs. Every question a seller Googles is a page you should own.

Get the basics right. Fast site, mobile-friendly, consistent business name, address and phone everywhere, and real reviews.

Track it like a real channel. We only knew SEO won because we tied every closing back to its lead source. If you can't see your numbers by channel, you can't make this call.

Paid channels rent attention. SEO builds an asset that keeps producing after you stop paying for it.

If you're a cash buyer or wholesaler and you're not investing in SEO yet, you're not saving money. You're paying more for every deal you do.

    At that spend the money usually leaks in two places: the minutes between a reply and the first human touch, and the leads that never get a second touch at all. Worth measuring both before changing anything. The Miami team I work with texts around 20,000 people a day, and every reply gets checked on asking price, condition and timeline before anyone calls, so acquisitions only talks to sellers whose numbers can work. The rest get automatic follow-up until they're ready or dead.
