Hi everyone! I’m Jill, and I live in York, South Carolina, just outside of Charlotte, NC. I’m a single mom to a 10-year-old son and have a background in finance, along with 21 years of experience in the insurance industry. I currently work in a field sales and underwriting role specializing in management liability insurance.

I’ve always been interested in real estate investing, and I’m finally getting serious about educating myself and taking the next steps toward building a rental property portfolio.

I currently rent out the lower level of my home as a furnished mid-term rental and am exploring the possibility of offering short-term rentals between longer bookings. I also own a travel trailer that I rent through RVshare, so I’ve gotten some hands-on experience managing rentals, working with guests, and learning the ins and outs of generating rental income.

My next big goal is to purchase a standalone investment property and eventually build a portfolio that provides additional income, long-term financial freedom, and more flexibility with my time. I'm taking a practical approach, focusing on learning and saving. I'm particularly interested in the BRRRR strategy.

One thing I’m trying to figure out is what direction to take with my first investment property. I love traveling, especially to the beach, and I’m intrigued by the idea of purchasing vacation rentals in destinations my son and I enjoy visiting. I love the thought of generating income through Airbnb or VRBO while also having a place we can enjoy ourselves.

On the other hand, I wonder if it would be smarter to purchase an investment property closer to home, where I can be more hands-on and gain experience before investing farther away. I’d love to hear from experienced investors about which direction they’d recommend and why.

I’m also curious how others balance real estate investing with a full-time career and family responsibilities, especially fellow single parents! Between working full-time, raising my son, and managing the rentals I already have, I’m interested in learning how others find the time to research properties, network, and grow their investments without spreading themselves too thin.

I’ve recently started listening to BiggerPockets podcasts and audiobooks, and I’m excited to learn from people who have already been down this road.

I’d also love to connect with other investors in the Charlotte, Rock Hill, and York County areas! I’m hoping to build relationships with like-minded people, learn more about the local market, and expand my network as I work toward my goals.

Looking forward to learning from this community, sharing experiences, and hopefully making some great connections along the way!

Jill — closer to home, and it is not close. Your first standalone deal is where you learn rehab, leasing, and what a property manager actually does, and all of that is easier within driving distance. My whole model in Memphis is concentration: same ZIP codes, same floor plans, same numbers — buy under $100K, ARV $180K to $265K, rent clearing the 1% rule. A vacation rental you love visiting is two decisions mixed together, and the personal-use side will talk you into bending the numbers. With a full-time job and a 10-year-old, you need a deal that runs on a repeatable system, not one that needs you on the road. Do the boring local BRRRR first. The beach house can be a later deal, bought with math, not with a view.

Jill, since you already have some rental experience, I'd start with a property that fits your goals and doesn't add too much to your plate. BRRRR can be a great strategy, but having the right numbers and a reliable local team makes all the difference. I'd also keep an open mind about out-of-state investing. Midwest markets can offer more affordable entry points and solid rental potential, especially with the right property manager and contractors in place.

Jill, since you already have some hands-on rental experience, I'd focus your first standalone investment on something that fits your goals without creating a second full-time job. If you're considering BRRRR, I'd underwrite the deal all the way through the refinance and eventual rental not just the purchase and rehab. Make sure the numbers still work after financing, holding costs, reserves, and a realistic post-rehab value.

I’d also think about the tax side before you buy, particularly how the rehab costs will be treated, what depreciation you’ll have once the property is placed in service, and whether cost segregation could make sense for the property. If you eventually build several rentals, having the bookkeeping and entity structure organized from the beginning can save you a lot of cleanup later.

And if you're considering an STR because you enjoy the destination, I'd keep the investment and personal-use decisions separate. The property should make sense financially even before you factor in the benefit of having a place you enjoy visiting. Given everything you already have going on, I'd optimize for a strategy you can repeat without burning yourself out. That's probably more valuable than finding the "perfect" first market.

Feel free to DM me I’d be happy to send over a few resources that might be helpful.

Love all of this! I'm reading Rental Property Investing right now and learning about all the financial metrics, including the 1% rule, ARV, etc. So yes, I think keeping that "vacation home" dream separate is the go-to path for now. I appreciate your feedback and connecting with me!
