Hi Etienne! It’s great that you’re looking for an agent who understands both sides of real estate. Having someone who also invests can be helpful when evaluating deals and looking at the numbers. Hope you find some good connections here!

@Etienne Manning Ask every agent you talk to what they own. Someone who's actually bought duplexes will talk numbers with you, like rents, vacancy, capex, and what a turnover really costs, instead of just walking you through listings. Bring a deal you've already run and see if they poke holes in it. The good ones will. Happy hunting.

@Etienne Manning Good call wanting both sides in one person. Two things will sort the list fast.

First, stay local. Your post is tagged Columbus, so look for agents who own rentals and close deals there every week. The right agent in one city can't help you much in another.

Second, give every agent the same test. Send them a live duplex listing and ask them to walk you through four numbers: what each unit rents for, what the building costs to run, what the loan costs each month, and what is left over. The good ones do it on the spot and show you how to run it yourself next time. Then ask what they own and how many 2 to 4 unit buildings they closed last year.

On duplexes, here is the good news: if you live in one unit, a conventional loan can go as low as 5% down, and FHA can go to 3.5% on a two unit. Rent from the other unit can also help you qualify. A lender who closes these every week will run both options for you.

Hey Etienne, Columbus is a great market to invest in.

I started investing here after moving from Florida for the growing market  about 4 years ago. I spend all day sourcing deals now.

I'd be happy to send you a graded map of the area and share a list of useful contacts.

Nice to meet you. Happy to connect and share more than just the realtor / investor side. I've been both an OOS and in-state investor + have worked at property management companies, managed a maintenance dept and done leasing for that compnay at the same time.

Happy to jump on a call and answer any questions you might have.

@Etienne Manning It may help to include the market you are targeting, your budget, financing status, and investment criteria. “Investor-friendly” can mean different things, so be specific about whether you want cash flow, value-add opportunities, house hacking, or long-term appreciation—and whether you are open to properties needing repairs.

When interviewing agents, ask how many investor purchases they have closed recently, whether they own rentals themselves, and how they evaluate rents, expenses, zoning, and duplex legality. A strong agent should provide local rental comps and help identify risks, but you should still verify the underwriting independently. Local investor meetups, lenders, property managers, and investor referrals are often the best places to find someone with both transaction and ownership experience.

    Hey Etienne,
Good call wanting someone who invests too. Here’s a my filters for Agents:

    • Ask what they own and what they’ve bought in the last couple years...have they had their own money on the line with RE investing.

    • Ask how many investor deals they closed last year?

    • What's their % of on/off market transactions?

    • Do they understand leasing and do they know how to lease something in a timely way?

    • Do they understand contracting and how to navigate that space?

    • Also ask who’s on their bench: lender, inspector, PM, contractors. A good investor agent can hand you all four.

I’m in Atlanta, not Columbus, but I’m happy to point you to someone there through my network if that's helpful.
